A well-designed kitchen will suit you, your family and your lifestyle.
bydesign WITH DI HENSHALL THE real reason beautiful, functional kitchens are so vital to our souls, our well-being, is that a great kitchen touches all five senses touch, taste, smell, sight and sound. Have you ever noticed when someone comes into a kitchen that they like they immediately run their hand over the
benchtop, almost like a nod of approval. We need to not only see our surroundings but feel them also. Food is not just something to sustain life, it is the biggest single social influence in our society - if we’re not talking about food, we’re planning our next meal with friends, shopping for ingredients, reading recipes, watching cooking shows on television and sometimes even working out how not to eat so much of it, or learning new ways with it. The funny (and sad) fact is that we eat less and less home-prepared food, with the advent (and soaring success) of fast food

outlets and restaurant dining. And yet - the kitchen has been and always will be the focal hub of any home. There is something absolutely fabulous about coming into a kitchen that has a big pot of bubbling pasta sauce simmering away, with all the mouth-watering aromas that come with it, coupled with fresh, crusty bread, lemon-scented salad and the obligatory bottle of red. Cooking isn’t complicated, but designing a brilliant kitchen can be a challenge particularly if you’re not starting with a clean slate.
you work in the kitchen, the type of food you prepare, where the kids make their snacks, where you store things, where you stand when you’re preparing - all of these elements help you to arrive at the right decision when redesigning your kitchen, which should be, will be, the social nucleus of your home. If your kitchen isn’t working for you, chances are the rest of your home is probably out of kilter too.

The REIQ Queensland Market Monitor for the June Quarter 2014 revealed increases in preliminary sales for houses, units and townhouses, plus vacant land sales were up 37 per cent. REIQ Acting CEO Antonia Mercorella said while the state’s total house sales were up across all price points, the upper end of the market continued to perform strongest. “Sales in the million dollar plus price point were up 28 per cent across Queensland, with an increase of 20 per cent in the $500,000-plus range,” she said. “Million dollar sales in the unit market also strengthened, with preliminary sales numbers across Queensland up around 10 per cent.” Ms Mercorella said the increase in sales activity was predominantly recorded in the south-eastern corner of the state. “The Brisbane Local Government Area led the charge with an increase of 19 per

According to the report, sales activity on the Sunshine and Gold Coasts remains stable amid rebounding confidence in both markets. The report found the Gold Coast median house price rose three per cent to $515,000 over the June quarter, with median prices on the Sunshine Coast up 0.2 per cent to $468,000. “The Gold Coast’s prestige acreage market also had a strong June quarter, while the new smaller council area of Noosa recorded very strong growth, with house sales up 22 per cent,” Ms Mercorella said. “The Sunshine Coast unit and townhouse market is also on an upward spiral, with sales up 39 per cent in the last 12 months. Noosa posted strong growth, with unit and townhouse sales up 31 per cent.” In both Noosa and Cairns, vacancy rates are at two per cent, while the Fraser Coast continues to enjoy healthy market conditions with the vacancy rate remaining unchanged since March at 2.5 per cent.

Karen, Our landlord has advised that he doesn’t want to sign a new lease.
“We have such extensive knowledge of the properties that it just made sense to buyers and us. We can be upfront and run through the history of the property they wish to purchase,” she said. Along with Ripe Property director, Gail Law, Karen said it was important to maintain relationships with clients despite the change in name.
We feel very insecure at the property as he can tell us to leave whenever he likes…what can we do about this? Neil, Tinbeerwah.
“We both strive for maintaining relationships and, as realistic as it may seem, we want every experience to be a good one whether it is a tenant, landlord, buyer or seller,” she said.

was great.
Rammed earth walls are built using a mixture of earth, sand and aggregate, which is then compacted into layers between frames.
The ancient building method is now used by local companies such as Rammed Earth Constructions, Maleny, who have used rammed earth walls to build the hall at Doonan’s Steiner School, the animal hospital at Australia Zoo and luxury homes throughout the region, since 1989.
“We are all aware of how storms, fire and wind can cause havoc. In our rammed earth home, the storms come and go. Our friends comment on them the next day - that’s how we know how bad they were. We certainly haven’t been able to tell from inside the snug shelter that we live in.”
Owner John Oliver said when he built his first home he wanted it to be low-maintenance, environmentally friendly and offer comfort all year round.
A luxury, three-bedroom home on Patterson Drive, Tinbeerwah, built by Rammed Earth Constructions, is a prime example of how rammed earth walls have been used in modern homes.
Each layer is about 15 centimetres deep and the frames continue to be layered until the desired wall height is reached. Rammed earth walls have been used throughout the world, including the Great Wall of China, and are associated with a list of benefits, helping the building method gain popularity. Because the walls are made of earth, they offer excellent fire protection, making rammed earth walls a great solution for homes in high-fire danger zones and leafy suburbs. Home owners don’t need to worry about termites either, as there are no hidden wall cavities for them to live in and no framing timber for them to attack. The 300mm thick rammed walls also offer temperature
There has been no compromise when it comes to comfort.
“As a carpenter, I was well aware of the high maintenance timber requires in Queensland’s sub-tropical environment rammed earth needs none,” he said. “Rammed earth is also very low in embodied energy, using sub-soil, often quarry overburden, and a very small amount of cement. Rammed earth is rock solid, impervious to storms, pests, noise, wind and fire.” John said he couldn’t name the best benefit of using rammed earth walls, but said the shelter offered by the walls
“Perhaps for me the ‘best thing’ is not the most practical,” he said.
The residence offers style and sustainability with solar panels, high ceilings for ventilation and the thick rammed earth walls, while losing no sense of luxury and grandeur. Currently offered for sale by Richardson and Wrench Noosa, the home features all the modern conveniences including a lagoon-style pool, four-car garage, an impressive master suite and gourmet kitchen, all encased in thick, environmentally friendly rammed earth walls.
