Active auction heralds the market rise THE Richardson and Wrench Noosa in-room auction last Friday has been hailed as one of the best in recent years. RICHARDSON and Wrench Noosa principal Peter Butt labelled the auction, held at Sheraton Resort, as very active and said the market activity should lead to an increase in house prices. “The market is now very active in the under $1 million price range and stock is diminishing very quickly,” he said. “Our market has passed the transition off the bottom and a stock shortage will soon lead to a price increase.” At the auction, four of the 13 properties were sold and Richardson and Wrench Noosa coprincipal Shane McCauley said there is interest from buyers for all other properties on offer at the auction.
“There is interest on all the other properties from buyers who were unable to bid under auction conditions as they required finance clauses and other conditions such as extended settlements,” he said. Shane said interstate interest had also increased, making it the strongest in years. “This is a great shot in the arm for the Noosa Market. We expect further developments over the weekend,” he said.

Karen, we are looking to purchase an investment property and are unsure if we should buy a property with a swimming pool? Will we be able to charge more rent if the property has a pool? Kathryn S, Brisbane Hello Kathryn, most Queenslanders love swimming pools, of course it can be a great attraction for tenants, and also good for resale, but I would suggest you look at how long you
intend to keep the investment and do you intend to live in the property at a later stage. If you want to reside in the property later then it makes sense to buy with a pool in situ. If you decide to buy a property with a pool then we recommend a pool service once a month with a qualiied pool company, they will check all the equipment and test the chemical balance of the pool water to ensure the tenant is keeping the pool safe for swimming. It is also a good idea to have a pool handover with the tenant so they fully understand their obligations, and this is carried out with the pool company. The tenant pays for all chemicals and the landlord pays for the service and any equipment maintenance that is required. So the extra rent that a home with a pool can attract‌ can be eaten up maintaining the pool. Then there is the ongoing cost of Pool Fencing certiicates and inspections. There is a lot to consider and sometimes an extra bedroom or second living area to a house is just as attractive to tenants and will command a larger rent. Dreams uncontained THEY are usually seen on board large ships carrying goods across the ocean, but the humble shipping container is now the latest sustainable building material in many unique, but functional, family homes. The often discarded containers are a cheaper alternative to a full home construction and can be used to create unique, statement homes in most locations. In Graceville, Brisbane, a three-level home built using 31 shipping containers sits among a street of traditional Queenslanders and has caught the eye of many media outlets including Grand Designs Australia. Designed by builder Todd Miller of Zeigler Build, the family home was built using an array of recycled materials including 100-year-old timber railway sleepers and recycled Tasmanian oak perforated plywood sourced from the Brisbane Convention Centre.
Thirty-one shipping containers were used to create this unique Graceville home.
The four-bedroom, four-bathroom home was built in just 20 weeks and features a home office, rumpus room, gym, reading room, double ensuite and walk-through robes in the main suite and open-plan living and dining zones. Large glass and timber decks on the upper levels overlook the pool and sun deck on the ground floor, while taking in the river views. While the shipping containers, painted a neutral cream, feature on the exterior of the home, sections of the containers have been left exposed inside to create an eclectic industrial style, including the original container doors which open to the garage and gym. Stunning timber floors add warmth to the steel home, while art has been incorporated into most aspects of the residence, creating a true masterpiece. Mr Miller is no stranger to using shipping containers as a building material, having recently fitted out his own company’s headquarters with recycled shipping containers. Set inside a large concrete warehouse in Yeerongpilly, Brisbane, the shipping containers have been used to create unique office spaces at Zeigler Build.
