Finance approvals hold up FINANCE approvals for owner-occupied homes are up for the 20th consecutive month, according to the latest data from the Australian Bureau of Statistics. Treasurer Tim Nicholls said the continued increase, which saw approvals rise 0.3 per cent in trend terms in August, is a positive sign for Queensland’s housing industry. “Queensland has had the biggest increase in approvals across the year of any of the mainland states,” Mr Nicholls said. “Encouragingly, the growth has been supported by finance for new dwellings which is good news for the construction industry. “It’s a particularly good result for Queensland because nationally there was a 0.2 per cent decline in approvals in August and a rise of just 1.2 per cent over the year in trend terms.” The figures come on top of building approval figures last week showing a 2.6 per cent rise in August to be up 13.2 per cent over the year in Queensland. Mr Nicholls said since coming to office the government had been supporting the housing industry with initiatives including the removal of transfer duty for Queenslanders buying a family home and the introduction of the Great Start Grant. “Labor slugged Queenslanders buying a family home by removing the transfer duty concession, adding up to $7,125 to the cost,” he said. “This LNP Government understands that it is a huge impost on families trying to get into a new home and we have reinstated the concession to make it more affordable to buy a family home. “We’ve also helped more than 8000 Queensland families into a new home with the $15,000 Great Start Grant for first home buyers.”

Q& A

Property Management by Karen Seskis

Hey Karen, Our Property Manager inspected our rental home and told us the gutters were overflowing and with the storm season coming we should clean them, I don’t have a ladder to reach that high am I expected to do this? Ron J, Tewantin. Hi Ron, It is important that gutters are kept clear to prevent overlowing and leaks inside the property. Ron it is not a tenant’s responsibility to clear gutters especially if you need to climb a ladder to reach the gutters then it becomes a safety issue, I would recommend advising the agent in writing that the gutters are out of reach and that you are unable to clear them safely.

Karen, I find your Q&A very interesting and wanted to know if you can help me with property information. I need to know what I should look for in a property before I purchase it and will it be suitable as a rental? Should I paint & fit new carpets, there is a lot to consider? Tanya, Brisbane Thanks Tanya, there is a lot to consider and every property is so different, usually fresh paint and carpets are recommended, sometimes there are other options worth looking at. Tanya just letting you know that we offer a free service to all investors … I will inspect investment properties with you or if you are unable to make it… go on my own and give you an opinion on suitability as a rental property… so looking at issues like maintenance, appeal, location etc, this will help with deciding what will give you a good rental return. We do not advise on what is going to give you the best capital growth, just an insight into what we encounter as property managers. Please feel free to call me on my mobile if you would like to discuss this further. 0404 088 091. If you have any property management questions or you would like us to inspect your property prior to purchase, feel free to contact me on 5474 8811 or karen@eldersnoosa.com.au

Mastering the track A PARTY of four Master Builders members and staff recently completed the adventure of a lifetime, participating in the inaugural MATES in Construction/CSQ Kokoda Trek to raise money and awareness for suicide prevention in the construction industry.

The team started out as 20 strangers who soon became mates as they tacked almost 100 kilometres of tough terrain.

Master Builders executive director Grant Galvin, tackled the trek and said the trek was a joint venture by Construction Skills Queensland (CSQ), MATES in Construction, Cribhut and Aurora Adventures. The team consisted of Mackay and Whitsunday regional manager Malcolm Hull, and executive wembers, Ralf Dutton from Cairns and Martin Brooke from Townsville. “MATES in Construction is one of the most worthy not-for-profit organisations I have had the pleasure of being involved with and the fact that all proceeds from the trek go directly to supporting suicide prevention in the building industry means that this was a venture Master Builders just had to support,” Mr Galvin said. “We arrived home feeling accomplished and exhausted after trekking the 96-kilometre trail through arguably some of the most rugged jungle in the world. “In fact, if you add up all the uphill climbing along the track, it totals more than 5000 metres of elevation gain - which is an achievement for anyone.” Mr Galvin said it was “humbling” to walk where so many soldiers had served and died. “From now I will endeavour to never sweat the small stuff and always appreciate the wonderful life I have and the country I was lucky enough to be born in,” he said. “I shared this experience with my best friend and wife, and together we will do our small part to spread the incredible history of Kokoda and the amazing people who live there.” Mackay and Whitsunday regional manager Malcolm Hull said the trip was an epic one that followed in the footsteps of Australian soldiers. “All of the trekkers started out as strangers and very quickly became lifelong friends. Every step was worth everything gained personally, and for MATES In Construction,” he said. Master Builders executive member from Cairns, Ralf Dutton, said his fellow trekkers and accompanying porters were definitely the highlight of the trip. “The camaraderie of the trekkers kept everyone entertained through the gruelling days of climbing and the porters were nothing short of heroes,” he said. “I saw one in front of me grab a fellow trekker who had slipped and was in an

It was a moment that truly brought recognition to the MATES In Construction cause.” Master Builders’ executive member from Townsville, Martin Brooke, said the trek, which saw a group of 20 strangers finish as mates, honoured the legacy of the Australian Diggers. “What a fitting way to raise money for such an important building industry cause, by following in the footsteps of Aussie troops

who lived through the brutal trek 72 years ago,” he said. As a team, Master Builders raised more than $22,000 for MATES in Construction, along with much-needed awareness for their cause. This goes towards a total of $140,000 raised ($40,000 above the initial target) allowing for the recruitment of an additional field officer to extend their valuable on-theground suicide prevention programs.

The outdoors beckon bydesign WITH DI HENSHALL

THE days are getting longer and the sun hotter – this can only mean one thing. Summer is just around the corner – time to dust off your outdoor entertaining area that was neglected during our cool winter months. WHETHER you have a rooftop terrace or a waterfront garden, you should make your outdoor area an extension of your living space, an extension of your lounge, where you can sit with friends and family and enjoy this amazing climate.

Your outdoor living space should get as much consideration as your indoor living space. Would you put a plastic table with wooden benches in your living area? Comfortable seating will encourage you to spend more time in the great outdoors. CLEVER LIGHTING Avoid overhead lighting where possible – they are harsh and cast shadows. Indirect lighting, such as gentle lights among trees and plants add to the ambience and looks sensational. Adding a dimmer switch on outdoor lighting is a great idea to control the mood. Sun protection – with so many umbrella configurations and awnings around, you are sure to find the perfect one to protect you

COLOUR AND LIFE

Great for turning an outdoor space into a proper room. Similar to indoor living, having a rug anchors the space and creates a central focus to the room. The added advantage of having an outdoor rug is that is helps to keep the deck/tiles/pavers clean and is easy underfoot.

Although most gardens have them, it’s a nice idea to have some extra potted plants or flowers close by to add colour and life. Cushions are a great way of adding bright and vibrant colours to your outdoor areas.

CANDLES Candles not only add to the ambience but also look brilliant. Flameless candles are the latest and greatest. But if you are a lover of tradition flame candles make sure you put them in a jar or vase (votive) that is high
