Hello Karen, we have an investment property in Sunrise Beach and the
agent has advised that the tenants would like a new air conditioner before they re-sign a new lease… they will leave if we don’t put one in? I feel like I am being pressured to spend money…what are your thoughts? Deidre M, Brisbane Hello Deidre, It is common for tenants to make a request especially at lease renewal time, the reality is that they probably will leave if you put the rent up and don’t supply an air conditioner. The other issue is probably new tenants will also have the same request. If the existing tenants are paying market rent then it may be advantageous to increase the rent a little and also put an air con in because If they do decide to leave there is a possibility of the property remaining vacant and a relet fee from your agent, so quite quickly you could see expenses run up to the cost of an air conditioner! So my advice would be to install the air con as it is also a tax deduction! So if they are good tenants keep them in place and at the same time add value to your property!

Sunshine Coast a ‘standout’ THE Sunshine Coast is a “standout performer”, according to the Master Builders’ latest survey results. The Survey of Industry Conditions regional snapshots for the September 2014 quarter has revealed the Sunshine Coast, along with the Gold Coast, is leading the way in industry recovery. Master Builders’ deputy executive director Paul Bidwell said while the reality of the end of the resources boom continued to be felt for many regions, it is reassuring that confidence appeared to be levelling at a relatively high point. “For the most part, the trends of the
previous quarter continued in September,” Mr Bidwell said. “Although the south east corner continues to lead the way, with the Sunshine Coast and Gold Coast regions being the standout performers.” Mr Bidwell said the key constraints across most regions included the level of demand, planning approval processes and infrastructure charges. “Labour cost is an area of concern in regions with a less flexible labour market, dominated by the resources sector,” he said. “There are signs, however, that the labour
market is already beginning to respond to the downturn, moving to the new growth areas such as the Sunshine Coast. “Despite the challenges, there is a positive outlook for the future across much of the state.” The survey also found the Sunshine Coast trading conditions for both residential and commercial building remained well within positive territory, despite losing some of the gain made in the previous quarter. However, the lacklustre level of demand remained the most critical constraint on business growth for the Sunshine Coast, according to the survey results.
