Special feature
Designer's winning trifecta LOCAL designer Simon Scott of SSB Design Studio has won three awards at the Building Designers Association Queensland award night. Mr Scott can now add best sustainable building design for a commercial building and best regional commercial building wins to his already impressive list of achievements, along with a place as finalist for best state commercial building and NABD national finalist for best sustainable commercial building. Mr Scott won his first award in 2012 for best regional alterations and additions on the Sunshine Coast, followed by best home less than $1100 per square metre in 2013. Originally from London, Mr Scott maintains a focus on sustainability when designing homes and commercial buildings, while ensuring the designs capture his client’s dream. “It often starts with the client drawing on a piece of paper, an idea, be it residential or commercial,” he said. “The joy of being able to transfer their thoughts and ideas into reality is the reason I am so passionate about what I do. “I know that every time my work is placed on this beautiful planet, part of me will
always stay with it and will be there long after my career. That is a very special feeling.” Mr Scott’s winning design is a commercial building nestled among the natural bush in the Sunshine Coast hinterland. The studio features a plywood interior and glass frontage to make the most of the breathtaking views and six-metre drop to the forest floor. When building, Mr Scott said there were a number of factors to consider given the building’s location. “The idea was to build a studio for six staff on a tricky, steep slope,” he said. “The challenge was to build the studio with its highest point close to 5 metres off the ground on steel posts, perched in the treetops and surrounded by natural bush, with a view over a steep valley. “The owners had the real estate but never considered it feasible to build an office on the property.” Before building, Mr Scott and his team began early exploration of the land to ensure the design would be possible. “We had the builder involved prior to concept stage to ensure build-ability, to determine how to erect scaffolding on the
site and site access for machinery,” he said. “Once the site constraints were fully understood, the building form was developed to accommodate six staff in an open-plan office with storage space.”
Mr Scott said each building material was chosen with the unique design in mind and what resulted was a minimalist office space, furnished with varnished blonde, custommade timber furnishings, nestled among the treetops.

Redecorate or rebuild?
by Karen Seskis
Hello Karen, we have a rental
property in Tewantin and the tenant has been in the property for a long time, the rent has only increased marginally over that time and is we believe below market value. Our agent advises that the tenant will leave if we raise the rent more than $5.00 and as she is a good tenant we should try and keep her? What can we do? Jane l, NSW

the leases are renewed, we have a policy of always checking the current rent with the market rent and ensure that the rent is in line.
With so many things to consider - design, logistics, budget and building restrictions, to name a few, the best way to come up with a decision is to prepare a pros and cons list.
What are your options? My advice would be to increase the rent to the current market rate as the tenant
Start off by asking what it is that could change in your existing home. Can the kitchen be opened up to create more light, space and ventilation? Do the bedrooms feel lifeless and bathrooms outdated? Does the living room need a new lease on life? If you are nodding to any of the above, then consider redecoration.

If opting for a rebuild, moving into other accommodation for the duration of the build will have to be taken into consideration. This means factoring in costs for renting, moving and storage ... or staying with the in-laws. Your current home will determined what modifications or additions are realistically achievable. If deciding to renovate - be aware of council restrictions, dealing with the red-tape of your local council can sometime be rather tedious. Ask our advice, as hidden faulty electrical wiring, structural issues or termites can turn into a renovation nightmare.
