Better building with a master IF building or renovating is on your ‘to do’ list in 2015, the best place to start is with Master Builders’ A Consumer Guide to Building workshop. Final dates for 2014 have been scheduled throughout November and now is the time to book your place. Master Builders’ Executive Director, Grant Galvin, said many people looked to renovate, build or just freshen their home in the New Year and understanding the process was the most important first step. “A lot of people start to think about an upcoming renovation or building project during the Christmas break - it’s a really popular time and that bit of Christmas cheer and the commitment to some bold New Year’s resolutions really drive people to get in and start projects they’ve only been dreaming about until now,” he said. “However, before you begin any significant building or renovation project, we highly recommend you get across how the process works by attending one of our consumer workshops. “The most common cause of stress, disputes and miscommunication in building is a lack of information about the building process - so our workshops are designed to arm consumers with the knowledge they need to better navigate the process.” The session is a four-hour workshop and covers a range of issues such as choosing
land, building your dream home, finding a Master Builder, contracts and variations, deposits and progress payments, building approvals and inspections, the construction phase and what to do before you move in. With a comprehensive section on improving communication with your builder, Master Builders’ aim is to ensure that homeowners know what to expect throughout the various stages of building and renovating. “Ultimately, we want to assist in reducing stress and paving the way to a smoother build so that everyone is happy,” Grant said. Master Builders has other advice on offer for anyone looking to build or renovate in the new year. “Do your research - if you live in south east Queensland, visit a display village where you can see the latest housing designs, trends and products on offer,” Grant said. “Master Builders recently opened a new display village at Springfield Lakes, with 23 quality homes and 17 Master Builders’ members on display - so there is definitely no shortage of inspiration on offer.” If you’re not in the proximity of a display village, Master Builders recommends to make sure you build with a Master Builder for peace of mind that your builder or trade contractor is appropriately licensed and has the support of Master Builders.
“We’ve just confirmed the last few dates of our consumer workshop for 2014, so if you’re planning to build or renovate in the New Year, we highly recommend you book your place now,” Grant said.

An external wall on the Lake MacDonald home.
special feature
Bold new house of straw keeps wolf from door WITH more than 30 years’ experience in sustainable building methods and over 18 years’ building in Australia, Strawtec founder Frank Thomas is in Noosa, busy building homes with straw. But these are not homes the big bad wolf could blow over.
“It only produces carbon in transit. There is no wastage because what you don’t use, you put on the garden and there are no chemicals used.”
Built with layers of straw bales and sealed with clay render and lime wash, straw bale homes are proving a sustainable and solid building option, perfectly suited to the Noosa Biosphere.
Frank said straw bales allowed the home to “breathe”, creating cleaner air that was often better than what was outside, and the insulating power of the straw means there were no heating or cooling costs.
Last weekend, Frank was on hand to help one local family build their dream home with the help of keen volunteers and stacks of straw bales.
“This is a very healthy house,” he said.
The Lake MacDonald home sits on a one-acre block surrounded by natural bush, providing the ideal backdrop for a sustainable home.
The straw bales will be stacked six high and then covered in ...
“Using straw is cheaper, energy efficient, is a waste product and actually stores carbon,” he said.
A band of volunteers who were also keen to learn the art of sustainable building were on hand from Friday last week to help layer the straw bales, which took three days to do. The bales were stacked six high, with render applied directly to the bales once they had been placed.
The local family bought the block of land in January this year with dreams of building a natural, self-sufficient home that would benefit the local environment as well as their health.
A chicken coop, fruit tree orchid and vegetable patch, plus solar power and an on-site sewage and water system means this home is off the grid and the home owners couldn’t be happier.
Frank said he built with straw bales because of the many benefits to the environment as well as the benefits to the health of the home owners.
Frank believes straw bale homes are the way of the future and with 220 homes already under his belt, he hopes to build many more.

Q& A
Property Management by Karen Seskis
Hello Karen, thank you in advance for answering my question, I currently have my property under management and I only receive my statements when I ask for them, and was advised because I live locally to come and pick them up… the property manager told me that I don’t receive them because I have no email address, I asked if they could be posted but was told if they do that then I will be charged for it? Claire G, Tewantin.
Hello Claire, thank you for your letter, agents have a responsibility to ensure that you receive your statements every month and also your End of Financial Year statement. They can post these out to your nominated postal address and it would seem a little harsh to charge you for this service if you don’t have email! Perhaps a word to the principal might be in order!
Karen, We are about to vacate our rental property and as it is quite old there is a lot of issues we have been told that “fair wear and tear” will be considered but any damage will be our responsibility. What is the difference? John & Margaret K, Sunrise Beach. John & Margaret, this is a contentious issue when vacating, to simplify it Wear and Tear is basically anything that wears over a period of the tenancy through normal use, it can be worn carpet on a hallway, carpet that fades with sunshine from the windows, a burn mark in carpet is damage. Scuff marks on a wall that won’t wash off; if it can be cleaned off it is not wear and tear…if there is a hole in the wall that is damage. So the term ‘fair wear and tear’ is not speciically deined in the tenancy agreement, but it is considered to be changes that happen during normal use, or changes that happen with ageing. Hope that helps?
A seagull takes in the river views on offer in Tewantin.
A little Tewantin magic THERE is something quite magical about the riverside town of Tewantin. Located just 10 kilometres west of Noosa Heads, Tewantin is a bustling business centre which is the proud home of the new Noosa Shire Council. The many beautifully landscaped parks and streets, lined with large Poinciana trees, make Tewantin a beautiful place for a family holiday or a relaxing day out. Located throughout the town, you can also find historical buildings and sites which tell the story of a humble settlement and gives the town a unique atmosphere. In the 1860s, European settlers arrived in the area originally inhabited by the Gubbi Gubbi/Kabi Kabi people. Tewantin soon began to grow with the movement of people and goods between Brisbane and Gympie with most historic buildings, such as the police
station and Royal Mail Hotel, dating back to the early 1880s. Traveller numbers fell when the railway opened in 1981, but by then holiday-makers had discovered Tewantin’s appeal. Today, Tewantin still holds all the charm of a small settlement, despite the bustling business centre and the growing appeal of affordable housing for young families starting out. According to RP Data, 254 homes were sold in the past 12 months, with a median sales price of $420,000, and 41 units were sold with a median sales price of $310,000. The Australian Bureau of Statistics found the population growth for Tewantin to be slow, with only a one per cent increase from 2006 to 2011. The most common age group in Tewantin is 0-14 years old, with households primarily couples with children paying between $1800 and $2400 per month in mortgage repayments. The iconic war memorial stands proud in the middle of town.

Instead, Brisbane is now struggling with the disruption; many are worried about potential strife and too many are fooling themselves about the economic benefits. “Imagine if the time, effort and monies were spent on improving the public’s access to the Brisbane River - heck, just building another couple of bridges and fast tracking some ferry terminals would have done it for me - plus working to improve our housing and retail choices.”
