Q& A
Property Management by Karen Seskis
Dear Karen, We have just purchased an investment property and think we may rent this out ourselves, as we have been told that finding a tenant at this time of the year will be easy, so far we can’t see any down side to this, what do you think? Julie & Paul, Brisbane. Hi Julie & Paul, Congratulations on the purchase of your investment property and you are right there are plenty of quality tenants looking for properties right now!
The problem with renting out and managing yourself can be a bit hit or miss, yes we have heard stories where the property has been privately managed and everything has gone smoothly, this is generally because 90% of people who rent are excellent tenants. It is the 10% who know how to work the system and they are the ones who target private landlords as they know you don’t have the resources to check the application thoroughly, they make up references, tell you they have property overseas which is hard to verify, claim they own their own business and make up inancials, it can be a mineield of trickery taking advantage of honest people. Alternatively you can get great people… who have an unfortunate change of circumstances and this becomes dificult to deal with as it can be an emotional issue for the landlord as they have become to like the tenants… the tenants just get behind in their rent and end up walking away owing more than the bond covers!
Comfort in great locale WHEN it comes to location, this Noosa Heads home is hard to beat. Located in a quiet cul-de-sac on Noosa Hill, this spacious family home is just moments from Hastings Street and Noosa Main Beach, but secluded enough to offer peace and privacy for you and your family. In a time when everything old is new again, this 1980s-style home is on trend with high-raked ceilings for ventilation and natural light, a beautiful open, exposed brick fireplace and an oversized rumpus room. Living is spread over two levels with three large bedrooms on the lower-level of the home, including the master suite with a private ensuite and access to the sunny terrace.
An extra-large rumpus room is located at the front of the home and could easily be used as a guest retreat, home office, or hideaway for teenagers. Adding a level of opulence to this home is the purpose-built wine cellar located under the stairs, perfect for the modest wine connoisseur. The living and family areas are located on the upper-level of the home where high-set windows catch the cooling ocean breezes and the raked ceiling offers year-round comfort. The kitchen, with breakfast bar, ample bench space and modern conveniences, overlooks the open-plan living and dining space, all of which opens out to the covered balcony.
The large balcony, with a built-in barbecue area, is the ideal space for alfresco dining on a warm summer night, or the perfect place for relaxing while taking in the ocean and bushland views, thanks to the home’s north facing aspect. This home also features are double garage, ceiling fans and low-maintenance gardens, meaning you can simply move in, put your feet up and enjoy your new home. Spacious family homes in the Noosa Heads area rarely come on the market, and this home is expected to be snapped up when it goes to auction this Saturday. Inspections are welcome this evening from 5pm-5.30pm.
This is only the tip of the iceberg and I have emailed you my report on “10 things to be aware of when self-managing an Investment Property” this covers a wide range of issues from repairs, inspections and tribunal appearances.
This report is available for landlords, if you would like a copy of this please email karen@eldersnoosa.com.au If you have any property management questions that you would like to clarify please feel free to contact me on 5474 8811 or karen@eldersnoosa.com.au

Open up your life bydesign WITH DI HENSHALL
OPEN-PLAN living became popular in the warmer parts of the USA after World War II and subsequently became very popular in Australia as it suits our climate and way of life. What is open-plan living? Generally, it is one large common room, in most cases the combination of kitchen, living and dining, that encourages integration of everyday living. With less walls separating the rooms it creates a greater ability to benefit from natural light and makes the room appear more spacious. Tying it all together can sometimes be very challenging. Here are some tips to help you open up your life. Think about how you live determine what is important and what suits your lifestyle. Having a breakfast bench and bar stools is great for helping the kids do their homework while you’re preparing meals in the kitchen and adding an alternative to formal dining but it can also create a traffic jam. Large bi-fold doors are the perfect way to double the size of a living area while creating an enticing flow
to the outside entertaining area, which should be regarded as part of your general living space. The right proportion and scale (whether it’s the size of a room, the size of a piece of furniture or even the size of an accessory) can make you feel comfortable and relaxed in any environment. Correct placement of furniture helps define the function of each area, inviting you to enjoy each space for the purpose for which it is intended. A large, comfortable modular sofa or lounge suite in the right position will separate the dining and living room while still being functional. Create a focal point in each room to distinguish between the different living spaces. A great way to achieve this focal point and create privacy, while adding in another element of design, is the use of screens. With many creative designs available, there will be one to suit any home. Contrasting colours will add personality to each area and create more of an impact. By choosing sophisticated, neutral colours such as creams, whites or taupe, you will be able to add in colourful accessories to liven up the room - another easy way to create distinctive zones.
The fastest way to ruin the flow of an open-plan living space is with mess and clutter. When planning a living room, it is important to factor in ample storage space. Fixed cabinets and shelving create a streamlined look and can be custommade to suit. With so many styles and ideas out there waiting to be embraced, it can be rather overwhelming. Everyone deserves to have the living room they dream of, so rather than being intimidated by the wonderful world of design, ask an expert.
Spacious open-plan living rooms are essential to most Queensland homes.

Rudd ponders beach-side living NOOSA residents might be able to share a cuppa with former Prime Minister Kevin Rudd, if the rumours are true he and his family plan to move into their Castaways Beach holiday home for good. Media outlets have reported the former Labor PM plans to sell his family home in Norman Park, with the home set to sell by tender.
The Norman Park property sales agent said the home, which the Rudds bought in 1994 for $384,000, was a “special” home and a “hard one to price”. They bought their Castaways Beach holiday home in 2011 for a much higher price tag of $3.1 million. The Stephen Kidd designed home boasts five bedrooms and extensive ocean views, as well as luxury fittings and features.
Kevin Rudd and his family could soon be calling Noosa home if they move into their Castaways Beach holiday home. Source: Facebook
