Absolute waterfront
A PROPERTY’S value is all about location, location, location. This absolute waterfront home offers a simply enviable location with Hastings Street and Noosa Main Beach within walking distance, plus the award-winning restaurants of Quamby Place and essential amenities, such as public transport, within easy reach. The home also enjoys long river views from the rear deck, plus the sparkling pool has a northerly aspect, meaning the terrace will be bathed in winter sun that will filter through to the main living area. This property has been meticulously maintained and is well presented, with quality finishings and fittings from timber floors to plantation shutters that are sure to impress even the most prudent of buyers. The new owners of this grand home can simply move in and put their feet up with all the hard work done while the low-maintenance, tropical gardens will be easy to care for, leaving more time for fun in the sun. The spacious floor plan offers comfort as well as privacy for all the occupants and includes two king-size bedrooms, each with an ensuite and walk-in robe.
There are two more bedrooms that are serviced by two large bathrooms, plus a private study for those who like to work from home. The kitchen is the heart of the home, featuring all the modern conveniences to make cooking a breeze including a super-sized gas oven, six burner cooktop, island bench, steamer oven and convection oven, plus ample bench and storage space. Living has been spread throughout the home to offer maximum privacy and plenty of spaces to retreat and relax or gather friends for sunset cocktails. The kitchen overlooks the casual living and dining space, which features bi-fold doors that open out to the covered rear deck where the stunning long river views can best be enjoyed or you can make the most of al fresco dining on balmy evenings with plenty of room for a large dining suite. The more formal lounge area also features bi-fold doors that open out to the pool and terrace area, allowing breezes and natural light to filter through the home meaning you can live in comfort year round. Property Management by Karen Seskis
Hi Karen, I want to sell my
investment property but my tenant refuses to let us hold open for inspections....can they stop us? Trevor VIC

Yes Trevor, the Residential Tenancy Act states that open inspections and on-site Auctions can only be held with the tenant’s permission. This scenario can be an issue for sellers but it can usually be overcome with qualiied buyers being shown the property by private inspection. This can be carried out but only if the tenant has been issued with the following notices: FORM 10... Notice of Lessor’s Intention to Sell Premises. FORM 9 Entry Notice... giving the tenant a minimum notice of 24 hours.
Karen can you help?...we have just moved into a property and now the
BY EMILY BLACK JANUARY is set to start with the bang of a gavel with several auctions planned across Noosa over the coming weeks. Richardson and Wrench Noosa has opted to exchange their in-house auctions for a series of on-site auctions over two weeks. The events will start on Saturday 17 January at Noosa Sound, where an entry-level waterfrontage will go under the hammer at 11am. The large, comfortable, five-bedroom, three-bathroom family home at 15 Cooran Court is being marketed by Jennifer Carr. Phone her on 0412 158 433 for more information. Hastings Street is the place to be at noon, when an exclusive one-bedroom, one-bathroom beachfront apartment will go under the hammer. Frank Milat and Shane McCauley are marketing Apartment 20 ‘On The Beach’ 49 Hastings Street, and are available on 0438 528 148 or 0403 646 930. Two elegant, three-bedroom, three-bathroom villas within The Enclave will go under the hammer at 1pm. Apartments 8 and 11, 94 Noosa Drive, Noosa Heads are being offered to the market for the first time by Shane and Frank.
Apartments 8 and 11 of 'The Enclave' 94 Noosa Drive, Noosa Heads, will go under the hammer at 1pm on Saturday 17 January. Another three properties will go to auction on 24 January starting with 3 Kiamba Court, Sunshine Beach at 10am. Jon Blonk and Kym de Warren are marketing the six-bedroom, three-bathroom home, designed and built by formidable Noosa duo architect Frank Macchia and builder Gary Emanuel. Phone Jon on 0412 806 252 or Kym on 0412 325 421 for more information. Next stop is Noosa Waters, where a two-bedroom, twobathroom waterfront townhouse will go to auction at 11am.
Marketed by Shane and Frank, number 8/ 4 Portside Court is set in a secure, gated complex close to the Gympie Terrace precinct. The Richardson and Wrench Noosa auctions will end where they started, on Noosa Sound, where an absolute river front apartment will go under the gavel at noon. Shane and Frank will present Apartment 20, a two-bedroom, one bathroom apartment, in the Noosa Shores complex at 86-88 Noosa Parade. Century 21 Conolly Hay Group will present two properties over two days in January, including Apartment 2 Linea at 63 Elanda Street, Sunshine Beach on 17 January at 12.30pm. David Conolly and Rachel Sellman have teamed up to present this architecturally design apartment and can be contacted on 0438 259 956 or 0422 719 041 for more information. David will present 32 Kawanna Street, Mudjimba on 18 January at 3pm, alongside new Peregian team member Gavin Ryan. For more information on this classic beach shack, which is just 50 metres from the ocean access, contact David or Gavin on 0438 579 911 for more information. Until next time, happy home hunting!

the property...we have only been here a month!! Sue, Sunrise Beach. Sorry to hear this Sue it is sad that the owner has to sell, but you do have an option here...the fact you have been at the property for less than two months and you were not advised when you signed the ixed term lease means that you have the option of terminating the lease giving the owner two weeks’ notice (Form 13). Perhaps speaking with the managing agent or owner and negotiating a rent reduction may be an option, as it is expensive to move and the owner may ind it hard to rent the property while it is on the market so it could be a win win for you both? WITH DI HENSHALL HAPPY New Year to you! This is the time when I am supposed to make predictions on trends in the interior design world and I always rise to the challenge. Some of the time I get it right. For instance, a few years ago I was lamenting that there was no navy blue in any fabric house and I was positive navy was THE colour for the following year. It took a couple of years before I was right, but they finally caught on and now it is a great colour used in many applications, including wallpaper and bedding. The thing I love about navy (I should stop carrying on about it) is that it goes with so many other colours, including all the other blues, plus its opposites, like oranges and pinks. So, what happened last year and what is going to happen this year? Last year we saw a few trends coming through, although most trends tend to be circular, or cyclical – there are no real new ideas, just interpretations that get manipulated. One of the big Welcome Back motifs in fashion fabrics and homewares is the fabulous floral. A few years ago, people would cringe if they saw floral anything. Fashion and homewares are so synergistic now, you can almost predict the trends for homewares by checking out what Dolce and Gabbana are up

Customer designed by Di Henshall, pieces of neutral furniture such as this coffee table will see your interior through most trends. to. Fabric houses for furnishing fabrics now have “seasons”, which makes going back and getting another couple of metres a few years later almost impossible. All trends come and go but sticking to the quality staples, like fabulous furniture in simple, neutral or block colours will always stand the test of time and should go with the flow, accepting these seasonal changes that we have almost come to expect. So, we are going to see a lot more green being used – all sorts of greens, from soft sage green to rich emerald. Green, as a colour, has been intermittently popular, but I think green is going to come into its own this year. It is wonderfully versatile and both soothing and energising, depending on the tone and application. Yellow is another colour that is sometimes hard to use, but when used well, looks absolutely
fabulous. Yellow on yellow is a tricky thing to pull off, but a yellow sofa on a yellow rug with pale yellow walls is a total indulgence in colour bravery. Coloured sheer curtaining – another one that floats in and out of favour, will be used more daringly. The harsh glare of sunlight of the Australian climate can be overwhelming on white sheer curtaining, so using a coloured sheer absorbs some of that light and adds a different glow to the whole room. At night, coloured sheers look far more interesting. After years of stainless steel and chrome dominating the metal market, the trend is now swinging towards the warmer softer shades of brass, burnished gold and copper. Adding a copper pendant light into a stainless steel kitchen is sensational. Brass studs around the base of a dining chair can add a real wow. Burnished gold lanterns and perforated lamp shades give
Greens and florals are predicted to make a splash this coming season. an air of the exotic and work equally well with contemporary or classic interiors. At last, a trend we can happily relate to - people are now choosing custom made, high quality furniture over the low quality, mass produced, gimmicky imports sold through mass-market retailers. Having the freedom to choose materials, colours and design for a custom piece will ensure it is the perfect fit for your lifestyle –- for life! I delight in seeing clients from many years ago still enjoying their custom designed and made furniture, that hopefully they will pass on to their kids – something that was always done, but slipped in popularity for quite a few years. Good interior design is the spirit of life and it envelops us in our everyday lives – embrace it, have fun with design and as always, if in doubt – ask an expert!
