Local uni among best in Pacific A UNIVERSITY of the Sunshine Coast team has beaten competitors from across the Asia-Pacific to reach the final of the Pacific Rim Real Estate Society (PRRES) International Feasibility Competition. The competition called for mock expressions of interest to build mediumdensity residential developments in two precincts in post-earthquake devastated Christchurch, New Zealand. Cate MacMillan of Buddina and Matt Paterson of Little Mountain teamed up during the final semester of their Property Economics and Development degrees last year to submit a development proposal. The team flew to Malaysia last Sunday to present their proposal in the final against teams from the Queensland University of Technology and the University of Malaya. Matt, 32, did his degree part time over five years while working full time. His first job in property was as an assistant property manager for BWS and Woolworths after working his way up from stacking shelves and working the cash register. “I was always interested in property, but I have to give credit to my manager at Woolworths who actually offered me a promotion on the proviso that I start studying a property economics degree,” he said. “I started with Stockland last April and am now working as a development professional

Opportunity for reform onthehome

front WITH EMILY BLACK LITTLE FISH MEDIA

WITH an election scheduled for 31 January, Queensland’s property industry bodies are using the opportunity to call for reforms. Master Builders has identified many priorities for the next government that they advised would make a demonstrable difference to the state’s building and construction industry. Master Builders’ deputy executive director Paul Bidwell said the building industry was the cornerstone of Queensland’s economy, being the number one employer of fulltime workers and contributor to gross state product. Mr Bidwell said while there was no doubt the industry was positive about the future, following an improvement in conditions over the past year, the news was not all positive and further policy reform was needed to support continued growth. “The residential sector in the southeast corner is particularly strong, however, central Queensland and Mackay and Whitsunday, which have relied heavily on the resources sector, are still languishing and the

commercial sector also continues to struggle with the lack of demand,” he said. “We have seen positive policy changes on a range of fronts in recent times that have assisted the building indoor right across the state. “However ... more needs to be done to build on the reforms of the past two years and continue the good work to bolster the industry.” Master Builders has called on all parties to commit to initiatives that would chart a course for growth in the building and construction industry. Among a long list of recommendations, Master Builders will urge the new state government to increase government infrastructure investment and reduce new housing stamp duty and ensure environmental and energy requirement benefits exceed the cost. The Real Estate Institute of Queensland (REIQ) has called on the complete abolition of stamp duty to promote growth in the residential property sector. REIQ CEO Antonia Mercorella said the state needed a broad legislative program to create a stronger industry, and while the state’s lawmakers showed commitment to reform through the Property Occupations Act introduction in 2014, more needed to be done.

“Queensland’s residential real estate sector is in recovery mode and it’s important to build on this momentum,” she said. “Real estate is crucial to the Queensland economy, contributing more than $8 billion towards Queensland’s gross state product and supporting almost 50,000 jobs throughout the state.” The REIQ’s proposed property transaction stamp duty abolition; reinstatement of first

home owner grants for existing housing and an allowance for first homebuyers to access their superannuation to purchase a property. Ms Mercorella said the abolition of inefficient property taxes, along with incentives to generate more transactions and turnover, would pave the way for further growth in the industry. Until next time, happy home hunting!

Some hot tips for a killer kitchen bydesign WITH DI HENSHALL THERE are many apartment buildings in the Noosa area that are well over 10 years old. Kitchens tend to show their age after this length of time and it is the one area that, if done well, can completely transform an apartment and break the carbon-dating that is so easy to pick with older buildings. Many older style kitchens in holiday-let apartments are the standard, old-fashioned U-shape, with cupboards plastered around the perimeter and all the walls much too much storage and bulk for a kitchen that does not need to be utilised like a suburban kitchen.

Before

These kitchens are clumsy and basically useless if you want to have fun on holidays. They can be full of useless items, like four saucepans and six mixing bowls and soup ladles - most things we don’t actually need on holiday. What we do need - and want in a holiday apartment is sense of fun and a sense of letting go of the daily grind that most of us have at home. A holiday kitchen should be designed to suit a whole lot of people milling around, helping to toss salads, slice crusty bread and open bottles of wine. We don’t want to make meat and three veg, stuck in a U-shaped kitchen with cupboards everywhere. When kitchens are re-designed, there is a tendency to follow the same layout as the old one. This doesn’t have to be the case. Even if the concern is matching up floor tiles, the kitchen layout can change completely. If flooring is the issue, with clever design, new flooring can be laid in such a way

After that it complements the existing, but defines the new kitchen space. Changing the layout of the kitchen can free up your approach to what the kitchen is going to be used for - it is probably used more as a bar, refreshment centre

accessible utensils, glasses and flatware - and most importantly, adequate rubbish bins.

Holiday apartments do not need huge food storage capacity, but they do need good refrigeration, breakfast bar room, easily

Lighten the mood - make it look more like a bar in a restaurant, use clever, indirect lighting, change the work surfaces from one run to

another, such as timber on non-wet areas, stainless steel on others. This approach to re-designing apartment kitchens will have a big impact on how the rest of the apartment works and how it is received by guests.

Herron steps up to lead builders MASTER Builders welcomes a new president, Nick Herron, following years of active contribution and representation of the state building and construction industry. Nick, managing director of Herron Coorey Building Contractors, will lead a new-look executive team that is largely made up of new members who will lead Master Builders into a time of renewal and growth for the building industry. Nick has been a Master Builders

member since 1995, has served on the construction sector and contracts committees since 2001, been a state councillor since 2004 and has been a Master Builders foundation board member since 2013. Nick, along with the entire executive team and Master Builders senior leadership team, will be instrumental in driving Master Builders’ official policy and advocacy platform in 2015. The agenda in 2015 focuses on six key areas, including stimulating

demand for new construction; providing housing at affordable price points that contain building costs; reducing the limits that industrial relations places on productivity; winding back the highly prescriptive approach to health and safety; improving the capacity of contractors to better manage construction risk; and providing relevant training to the industry. Nick replaces out-going president Derek Pingel, who finished up five terms as president.

Rod McDonald, Drew Brockhurst, Adrian Gabrielli, Ralf Dutton, Nick Herron, Peter Schriek, Kathy Seaman and Geoff Baguley.
