SOME readers might have noticed a ‘for sale by owner’ advertisement in the paper recently, and I must confess that this is my property, which is for sale. You may be wondering why I have decided to list my property by myself, and not go for an agent. I’ve chosen to go this way as about 70 per cent of all my clients are local real estate agents, and knowing all of them for many years, I couldn’t choose just one. I had a lady phone me to ask for advice on selling her home herself, but my advice is not to do it. Even with my connections, it is a very stressful process and I would not recommend it. Little Fish Media does photography, copywriting and social media marketing just to name a few things - so I was able to do all the marketing sides of things myself. But it takes time. Then it takes time to answer phone calls, show the property and do the contract (not that we’ve gotten to that part yet). And it might not sound like much, but when I am trying to run a business and my husband works full-time, it is a lot. Real estate agents take all the stress out of the sale process, and that is just one of many things they bring to the table. They have the time to take the phone calls, show people your home and manage your contract. The next step is choosing your agent, and how do you know who is the best person to enlist? Those agents or agencies with the loudest advertisements aren’t necessarily the best fit for you. Agents are a critical part of the selling process who not only take out the stress, but offer professional insights and experience as well.

It certainly isn't easy to sell your own home. Get in touch with a professional. Word of mouth is always a good way to get started - ask around to see if any of your friends and colleagues have had a good or bad experience with any local agencies and agents. If you are new to the area and are unable to seek recommendations, check the local paper and see who is out there. Once you have a list of potential agents ready, call them and arrange to meet with them for an interview to ultimately choose an agent who has experience, integrity and professionalism. Some questions to ask yourself include:

· Do they seem genuinely interested in your

· How long have you worked in the local area?

· How many sales were you involved with in the past 12 months?

· How many listings do you have? · What are your strengths as an agent? · Which marketing strategy is best for our property?

Submission support for negative gearing IN ITS pre-budget submission, the Real Estate Institute of Australia (REIA) has urged the government to retain negative gearing to encourage property investment and place downward pressure on rents. REIA CEO Amanda Lynch said negative gearing and the capital gains tax (CGT) feed the supply side pipeline at a time of chronic under supply in Australia. “Any alteration to the current arrangements would likely result in a need for a greater investment by the government in social housing and could potentially increase rents, as recognised by the Henry Tax Review in 2010, which states the current provisions placed downward pressure on rents,” she said.
