SURROUNDED by lush tropical gardens, with filtered sea views and a due-north aspect, this home was built to make the most of the famous Noosa lifestyle. Designed by Steven Kidd, this beautiful, light-filled home has been carefully constructed to offer luxurious living among the natural surrounds of Sunshine Beach. Described as both romantic and visually appealing, 25 Arakoon features extraordinarily high ceilings and an extended double-storey void over the main living area, creating a feeling of grand proportions. Living is spread over two levels, with the main suite, guest bedroom with ensuite and built-in storage located on the upper-level. The main suite is magnificent with a pretty, leafy outlook, plus a stunning ensuite with twin vanities and large bath, access to an open balcony, generous walk-through robe and a private office attached. The lower-level is home to the main living spaces, including the gourmet kitchen with a breakfast bar for casual dining and ample bench and storage space.

The kitchen overlooks the dining space and large, openplan living room that opens out to a deck where the gorgeous leafy views can be enjoyed or a lazy day spent soaking up the sun. An adjoining media room features a fireplace and is the perfect place to snuggle-up with a good book on a cold night. A third bedroom is located next to the main bathroom and could easily serve as a private guest retreat or serve as a main bedroom for those who prefer single-level living. It is clear no expense has been spared in the building of this home, with luxury New Zealand woollen carpets laid upstairs and superb tiling on the lower level, plus quality fittings and finishes throughout the bathrooms and kitchen. This home offers a rare chance to live among natural surrounds in luxurious comfort while being completely protected from south-easterly winds, hot afternoon sun, and located at the quiet end of a beach front street with no through traffic. Don’t miss your chance to inspect this Sunshine Beach delight.

Noosa diamond is shining ARE you looking to buy or sell this year? Local real estate principal Peter Butt has shared his predictions for the 2015 market with Real Estate Lifestyle readers. RICHARDSON and Wrench Noosa principal Peter Butt says Noosa is like a brilliant cut diamond with multi-faceted assets such as the numerous beaches, national parks, river, lakes, dining, and many other natural community assets. “People come to enjoy the outdoors and when the sun shines then the diamond sparkles,” he said. Mr Butt said 2014 saw the steady growth of the local property market thanks to glorious weather and an influx in visitors. “The base driver of the market is tourism and almost 70 per cent of the Noosa market is driven by interstate lifestyle investors buying holiday homes and apartments,” he said.

“It is a discretionary decision for the majority of property buyers in the Noosa market, its non-essential housing for most buyers.” Real Estate Lifestyle asked Mr Butt what property market predictions he had for 2015. What is your prediction for the 2015 local property market? Going forward into 2015, the basic fundamentals of the market will be growth assisted by lower interest rates for the short to medium term. Supply of properties and willing sellers will be lower than the previous year. This is good news for sellers. When can we expect to see the next peak in the property market? The peaks of the property market in 2015 will correspond with the peak occupancy periods of tourism numbers. The next peak activity period will be the Easter holiday break with expected numbers up on 2014. R&W Noosa have planned a highly targeted auction campaign to be held in rooms at the Sheraton

serviced 80,000 guests. This is a highly productive unique marketing advantage to our exclusive sellers. How would you summarise the year to come? Predicting the market is really a quarterly exercise as it is difficult to see the full year unfolding unless one has a crystal ball.

Essentially the peak occupancy periods will be good for sellers as they will enjoy multiple buyers. Lower occupancy periods will be better for the buyers that are willing to forego or risk losing their first choice in property in the peak periods in order to have fewer competing buyers in the lower occupancy periods of May and June. This year, 2015, is on the growth cycle in Noosa.
