Core Logic has released the Top-10 most affordable capital city suburbs for units.
Four out of 10‌ can’t complain THE Top-10 most affordable capital city suburbs for units, has just been released by Core Logic RP Data, with Brisbane suburbs taking out four of the ten places. The results are based on median house values as at December 2014, and the top spot for the most affordable suburb for units goes to the Brisbane suburb of Bethania in Logan. Located about 30 kilometres south from the Brisbane CBD, units in Bethania will set you back $131,575, with most households

paying between $1800 and $2400 in mortgage repayments. According to Core Logic, in the last 12 months, 54 homes have sold in Bethania with a median sales price of $282,750 and an average of 87 days on the market. The next three places belong to the Adelaide suburbs of Elizabeth Vale, Elizabeth Grove and Elizabeth North, which have median unit values of $141,480, $155,747 and $161,054 respectively.
Adelaide suburb Salisbury, located north of Adelaide, returned a median unit value of $182,492 with most households paying between $1000 and $1400 a month in mortgage repayments. In sixth place is another Logan suburb, Beenleigh, with a median value of $185,741. Located about 34 kilometres south of the Brisbane City CBD, Beenleigh households are primarily couples with children. In seventh place is the suburb of Claremont, just nine kilometres from the
Perth CBD, and with a median unit value of $189,310. Bellbird Park of Ipswich is in at eighth place with a median unit value of $190,123, while Salisbury North in Adelaide is in at ninth place with a median unit value of $190,426. Rounding out the Top-10 most affordable capital city suburbs for units is the Logan suburb of Woodridge, with a median unit value of $195,779.

Plan before you work from home bydesign WITH DI HENSHALL THERE are many people who have offices or studies at home. People are working their businesses from home now more than ever before. With the advent of new technologies we have some amazing, national and even international companies all working behind closed doors in houses that look nothing like the high-rise office blocks that would traditionally hold such tenants. But what do we need to make a home office successful? It should be remembered that we supposedly spend a third of our time in bed and a third of our time working. I have written many articles about the importance of making the master bedroom feel like a retreat from the madding crowd, but less focus on what we need to make our working lives more enjoyable. Whether we are working in a conventional office or a study at home there are certain aspects that need to be considered. Choosing the right room in the house for a home office is the first priority - it is not advisable to have a ‘nook’ tucked into the side of the kitchen, or a space at the side of
the dining room or lounge, if you plan to work there regularly. There is nothing worse than seeing papers strewn around and a computer stuck on a bench when you’re not working, or worse still, when friends call over. Recognise how much realistic space you need to work efficiently and with room to breathe. If a dedicated room for a home office is available, ideally this room would be well lit and well ventilated and a sense of business created by allocating storage for files and paperwork that can be hidden or closed away. Storage in home offices should be designed for the specific purpose, for example, if you use lever-arch files, design the cabinets to fit these, with the provision for expansion. Wall mounted storage units above the height of a computer, but still within arms’ reach, make it easy and accessible when working. Choose furnishings that are practical, yet still in keeping with the style the rest of the house, rather than opting for standard office fittings that may be less conducive with a stylish home environment. Standard cupboards are in most cases not really practical, it is far better to consider overhead storage and drawers. Position the desk so that when working it is easy to see people walking into the room rather than having one’s back to the entrance to the room. If space allows, a comfortable, upholstered chair for visitors will make the office more

Lighting in any room is important and a home office must have adequate and appropriate lighting over the work surfaces, rather than relying on a central ceiling light which will invariably place the worker in shadow. Add some downlights directly
over the desk space or add a ‘task light’, table lamp or even standard lamp in front of the work area. It is exciting to work from home, but don’t underestimate the comfort level that will be required to make it successful - if up to a third of your life is going to be spent in this zone, make it work for you with the same consideration that any business would consider when designing for their workforce.

First home, more choice THE Real Estate Institute of Queensland (REIQ) has renewed its call for the reinstatement of first home owner grants for existing housing ahead of the year’s first State parliamentary sitting. REIQ CEO Antonia Mercorella said strengthening first home owner incentives should be towards the top of the political agenda for the Palaszczuk Government in 2015. “This is an important issue out there in the community, with so many Queenslanders wanting to see first home owner grants made available to buyers of all property types,” she said. “We believe it was a short-sighted move to restrict first home owner grants to new home purchases, but there’s a real opportunity now to put that right. “We’ve already held some very positive discussions with Treasurer Curtis Pitt on this issue and we’ll continue to make the case for this important economic reform. “Reinstating the full spectrum of first home owner incentives would unlock millions of dollars in investment, delivering an important boost to the Queensland economy. “It would also greatly assist Queensland’s residential housing recovery and help thousands of extra Queenslanders to realise their dream of home ownership.” Ms Mercorella said there was no sound basis for the preferential treatment which
currently exists for purchasers of newly built properties. “There needs to be a level playing field for all first home buyers in Queensland,” she said. “When grants for existing housing were abolished in 2012 first home owner rates experienced a marked decline, but this could be reversed with the reinstatement of a more even-handed scheme. “The current two-tiered system favouring one class of homebuyer over another has simply resulted in thousands of Queenslanders being locked out of the residential real estate market.

Roads go big on some TLC WALTER Hay Drive is set to reopen before Easter with more road works to begin throughout the region, as council delivers five million dollars in works as part of a roadwork program. Council said they are on track to complete the $2.2 million upgrade of Walter Hay Drive before Easter, with the project now a week ahead of schedule. Noosa Council Civil Operations Manager Allan Hull said, with weather permitting, the road will be fully completed and open to traffic before the holidays begin. “Closing Walter Hay Drive while we completed the resurfacing has saved ratepayers more than half a million dollars and slashed the project by at least two weeks,
and we’ve appreciated motorists’ patience,” Mr Hull said. It’s the latest in more than 25 roadwork projects completed across the shire this financial year under council’s five million dollar 2014/2015 asphalt overlay and re-seal program. Gibson Road is the next cab off the rank with a $744,000 upgrade to begin after Easter. It will deliver road-widening, bus stop improvements, pathway linkages, kerb and channelling construction, improved cycling facilities, landscaping and a reseal between the Eumundi-Noosa Road and Thomas Street intersections. “Gibson Road will remain open
throughout and we are fortunate to have received $200,000 from the state government for the project, which has saved ratepayers money. We also secured just over $550,000 worth of Roads to Recovery funding toward the Walter Hay Drive project in another win for the community,” Mr Hull said. Council is working through more than five million dollar’s worth of budgeted reseal and road rehabilitation works, with many projects already complete, and more on the way. “We’ve upgraded River Road at Tewantin, Noosaville’s Janet Street, Avocet Parade at Peregian Beach, Seaview Terrace at Sunshine Beach and Nairana Rest at Noosa Heads to name a few.”
