R&W Noosa principal Shane McCauley said the rising markets in Brisbane, Sydney and Melbourne are activating sea-changers, retirees and holiday home buyers, with Noosa still the national iconic lifestyle market. “Lower interest rates and restored confidence will provide ongoing market momentum. Most price ranges will continue to record moderate to strong growth as demand intensifies,” Mr McCauley said. “This was shown at our gala auctions on Wednesday night (8 April). We had competitive

bidding with sales both prior to auction and multiple sales under the hammer.” Mr McCauley said there was a great turn out for the auction with registered bidders for seven of the eight properties. “We are also currently negotiating on other (properties) post-auction, and have left over buyers looking for property,” he said. “Auctions do work in Noosa and Wednesday evening proved that. Understanding the sales game onthehome

PLAYING the property game for the first time can be a daunting experience. In fact, understanding the terminology can be quite a task, and when buyers and/or sellers start inquiries, they may notice there are many different sale methods. Some properties have a list price, others go under the hammer (auction) and some are for sale by an informal tender process. So what does each mean? Understanding these methods of sale can make it easier to negotiate when buyers find their investment or dream home. PRIVATE TREATY List Price: Sale by private treaty is perhaps the most common form, where a property simply has a list price. In general terms, the list price can be negotiable, but the real estate agent will provide clear indication of whether the buying range is suitable for the property.

· Exclusive Listing: Most properties will have

an exclusive agency agreement, where the owner has appointed one agent to sell the property. If a sale takes place within the contractual timeframe, which is usually between 60 and 90 days, they take home

their commission. Those with a preferred real estate agent may opt to conjunct (work) with the exclusive agent, but that is at the listing agent’s discretion.

Real Estate speak can be a little daunting to start with, but understanding how to sell can really help when buying.

· Open Listing: Some owners will have a

general listing or an open agency agreement which means a number of agents have the same property listed for sale, and as an inquirer, choose to contact the preferred agency. Remember, contacting more than one agency may cause slight complications should it go to contract. Be sure to be clear and open in agent dealings from the start.

AUCTION Sales via public auction will see scheduling for a specific time, date and place for the event. Generally, an auction campaign will run for four or six weeks from the official list date. Some homeowners will accept offers before the auction, but buyers need to check with the marketing agent if they want to make an offer prior, whether it is to secure the property, or because they may not be able to buy under auction conditions. To purchase a property under the hammer, buyers must be in a position to buy the property as a cash offer (generally, no clauses including pest or finance unless arranged before by the agent and owner). They must have the deposit for the property on the day and must register to bid

Prospective buyers bid at the auction and the property will generally sell to the highest bidder, if the price has reached the reserve price (the lowest price as set by the owner before the auction). The trend of selling by auction is more popular in southern states and capital cities such as Melbourne and Sydney, but they method may be adopted by some, especially those who have properties that are in high demand.

SALE BY TENDER A handful of property owners will use the tender process as a sale method. This allows prospective buyers a timeframe in which they need to submit their best offer. At the end of the tender process, the owners will consider all offers and the sale will progress from there. Agents can provide more information through the process of submitting a tender on a property.

RECORD home unit building approvals are driving an increase in the total number of dwellings given the green light.

HAMISH Bolderston is a sales agent with Richardson and Wrench Noosa and has been working in sales and management for most of his working life. We sat down with Hamish to find out a little more about him.

Across the state, the number of home unit approvals has more than doubled in the past decade – driven by activity across Brisbane and the Gold and Sunshine coasts.

1. Tell us something most people don’t know about you. My favourite sport and perhaps my biggest passion is offshore yacht racing. 2. What has been most memorable moment so far? The birth of twin boys Myles and Oliver. 3. What would be your last meal on Earth? I would have a cheese platter to start, followed with roast pork and lots of crackling, apple sauce and gravy followed by chocolate mousse for dessert.

What attracted you to a career in property? I’ve always been interested in property from a young age and had been involved in sales and management for my whole career. It was really only a matter of time before my passion for property and experience with negotiation and sales led me into a business that much of my family had been involved with for years. My grandmother ran an agency on Sydney’s northern beaches for many years, my parents liked to buy and sell property and much of my extended family

Master Builders deputy executive director Paul Bidwell said this was a significant shift in comparison to 10 years ago when the number of unit building approvals was only 29 per cent of total approvals in Queensland. “What we are seeing is a fundamental shift in the supply of housing,” Mr Bidwell said. “South-East Queensland is going gang-busters, even though the regions are languishing, and that is in line with what our members are saying. “The increase in the unit figures can be attributed to the demand in investor sales and a desire for a lifestyle close to shops, transport and other amenities.” The regional dwelling approvals for February 2015 were released today by the Australian Bureau of Statistics and found the approvals on the Sunshine Coast had increased by 21.7 per cent when compared to the previous 12 months. Queensland-wide approvals rose by 12.6 per cent on the previous year. It is the regional figures, however, that tell the true story of building activity throughout Queensland.
