Six of the best KALANI is the latest development for Gympie Terrace and will present to the market six Stephen Kidd designed luxury river-view apartments. Boasting an excellent mix of design and functionality, the Kalani complex will be one of Noosa Riverfront’s best residential buildings and is the first development of its kind on Gympie Terrace in seven years. In a highly sought after location, just moments from awardwinning restaurants and boutique shopping, and centrally located to be just minutes from Hastings Street and The Junction business centre, the Kalani apartments are not expected to be on the market for long. The Kalani development will feature six apartments with two floor plans; one featuring two bedrooms and the other a threebedroom design. There will be two apartments per floor with the two ground floor apartments enjoying access to a private pool each, while the penthouse apartment will boast raked ceilings. Throughout the apartments, all living areas will face northeast to make the most of the stunning river views, winter sun and cooling breezes in warmer months, while careful consideration has been given to the layout of the apartments to ensure yearround comfort. An emphasis has been placed on creating homes that are lowmaintenance but high-lifestyle, with a great location, clever floor plans and luxurious fittings and finishes throughout the building. The plans are subject to Noosa Council’s final approval, but given the rarity of this opportunity buyers are urged to register immediately for a chance to secure an apartment.

Time is right to commit LOCAL real estate principals are calling on investors to “have a go” after the Reserve Bank of Australia cut the cash rate to two per cent earlier this month. In response to the cut, Federal Treasurer Joe Hockey urged Australians to get out and invest saying the rate cut was good news for families and small business and would stimulate economic growth and help create more jobs. “Now is the time to borrow and invest, whether you are a household or a small business, now is the time to have a go and invest,” he said. “Invest in the things that help create jobs.” Richardson and Wrench Noosa principal Shane McCauley said markets like Sydney “didn’t really need another cut”, with auction clearance rates already at 80 per cent each week, but the cut can only mean great things for the Noosa property market. “Sea-changers and investors are bringing their cheque books to Noosa and purchasing,” he said. “With interest rates at their lowest levels since the early 1960s, it makes upsizing more affordable and we are seeing a lot of that in our market. So, as our
Federal Treasurer said, now is the time to have a go.” Housing Industry Australia (HIA) economist Geordan Murray said the drop in the cash rate was in line with market expectations. “In the lead-up to (the RBA) meeting there had been a strong view that a rate cut would occur at some point in the near future, a position strongly endorsed by HIA,” he said. “While the aggregate level of new home building activity is at record levels, the strong conditions have not been experienced universally across the industry. “Conditions in home renovations market remain subdued and many regions outside of the major eastern seaboard capital cities have not seen the uplift in new home building.” Mr Murray said the low interest rate environment has played a role in boosting industry activity and the rate cut would offer the support needed to reignite business investment more broadly.
The recent rate cut is expected to further stimulate the Noosa property market.

Keep industry in the right zone NOOSA Council is asking property owners and real estate agents to help make sure new Noosaville industrial estate businesses comply with the zoning. The council’s infrastructure and planning director Martin Drydale said it was important to protect Noosaville for “industrial functions”. “Residences, community organisations, commercial and retail business, and most sport and recreational land-use activities, should not operate from industrial premises,” he said. The council has written to landlords and real estate agents to

principal industrial centre and the only industrial area in the coastal part of the shire. “The reason for having a town plan is so we can ensure various land-use types are appropriately located to best serve the community,” he said. “Property owners and real estate agents play an important
role in helping to uphold the town plan’s integrity. “Just as the community would likely object to a factory opening up in a retail precinct such as Noosa Junction, retail shops and professional offices are not appropriate in industry zoned areas.” Mr Drydale said new and
