CRUNCH THE NUMBERS FOR CASHFLOW FIRST National Real Estate Neilson Partners is urging investors not to walk away from their next property before they have crunched their financial numbers correctly when considering depreciation. “Your next investment property may actually be more affordable than you think if property depreciation is correctly claimed,” First National Real Estate Neilson Partners principal Ross Neilson said. Astute investors will usually consider the potential rental return of the property,

the property’s location in proximity to local services and facilities, local employment drivers and historical growth of properties within the area. “They should also work out the tax deductible costs and other deductions involved in owning the property such as property management fees, rates, interest, repairs, maintenance and property depreciation,” Ross said. “These deductions add to the investor’s net cash return and every deductible dollar comes back to the owner at their marginal tax rate.” More often than not,

investors fail to consider the financial benefit of claiming depreciation prior to making their purchase. “An investor who crunches their numbers prior to making a purchase will gain a better perspective on the affordability of the property and their future cash flow position. “Once they purchase the property, a specialist quantity surveyor such as BMT Tax Depreciation can be engaged to prepare a property depreciation schedule to ensure depreciation deductions are accurate and maximised,” Ross said.

BRINGING HELP HOME CLYDE-CARDINIA Fire Brigade received a Carlisle Homes Community grant recently. Also receiving money from the company’s first cycle of grants for 2015, which ran from 1 January to 31 March, were Mercy Public Hospitals Incorporated and Eynesbury Fire Brigade. Clyde-Cardinia Fire Brigade was granted $12,000 for its system to motorise its engine bay doors. Currently Clyde-Cardinia Fire Brigade members have to unlock and manually lift a heavy engine bay door to drive out their vehicles and then lock it again before departure. Mercy Public Hospitals received $21,500 for the Werribee Mercy Hospital Kid’s Waiting Room, Upper Plenty Primary School received $6200 to develop a school garden, and the Eynsebury Fire Brigade’s $10,000 is to provide storage of firefighting appliances and operational and training equipment. The grants give locals a unique opportunity to contribute to the building of strong communities and enrich the lives of residents. Entry for the scheme is open to Melbourne and Geelong based community groups and not-for-profit organisations of any size which are seeking funding to help enhance people's lives. The money can be used for sports and recreation, health and caring, and education and training. Successful grant recipients can receive up to $50,000 per cycle. The total grant of $50,000 per cycle may be divided between a number of selected community groups.
