Loan literacy at low ebb ACCORDING to new data, only 41 per cent of Australians are confident they know enough to have the right home loan to suit their needs. The statistics come from a recent survey by industry superfund-owned bank ME who said the data was cause for concern. According to the survey, only 15 per cent of the next generation home-buyers aged 18-29 years old feel they have enough information and understanding to choose a suitable homeloan. ME Head of Home Loans Patrick Nolan said the statistics showed many Australians didn't have a thorough understanding of home loans and how they operate. “We were particularly surprised that older generations of Australians - those who typically have more exposure to home loans - have low levels of home loan literacy,” he said. “Only 43 per cent of 30- to 49-year-olds and 51 per cent of those aged 50 and over

were confident with their home loan choices, far lower than anticipated. “Financial literacy is a valuable asset and one of the biggest money savers over time it pays to be informed.” The data also found even the most fundamental piece of home loan knowledge - interest rates - has many Aussies baffled. Despite the survey being conducted just days after the last RBA rate cut, 42 per cent of those surveyed couldn’t correctly state the current RBA cash rate. The over 50s were the most knowledgeable with just 28 per cent missing the mark, but almost half (42 per cent) of those aged 30 to 49 and 70 per cent of those aged 18-29 were in the dark about the cash rate. Additionally, more than a third (37 per cent) of respondents were unsure if the cash rate affected how much homeowners pay back on their mortgage, and a further 10 per cent thought it didn’t have any impact at all.

Men were better informed than women, with 46 per cent of females unsure how the cash rate affected repayments, compared to just 28 per cent of men. The survey also found a lack of clarity around home loan features including 55 per cent of respondents who had no understanding of an offset facility, 40 per cent had no understanding of a redraw facility, and 38 per cent had no understanding of interest only replacements. Mr Nolan said it was amazing more Australians don’t understand common home loan features that could help them save money. “Take offset accounts, which are a savings or transaction account linked to your home loan. The value of the offset account is deducted from your home loan when loan interest is calculated, which can save you many thousands over the life of the loan,” he said. Penalties against contractors for shoddy work TOUGHER penalties will apply from 1 July for contractors who commit building offences, say the Queensland Building and Construction Commission (QBCC). The increased penalties are designed to help boost compliance with building standards and provide more options for removing recalcitrant licensees. QBCC Acting Commissioner Kellie Lowe said a limited number of offences currently attracted demerit points and the number of points for each offence was insufficient to deter some contractors from doing the wrong thing. The changes will provide the QBCC with an increased number of demerit offences and an increase in the demerit points attached to some offences. For example, a contractor who carries out defective or

incomplete work and then fails to rectify the work when directed will be penalised 10 points instead of the current two. “These changes will target activities where non-compliance can have significant impacts on consumers,” Ms Lowe said. “For example, inadequate supervision is the main contributor to defective building work. By applying demerit points to supervision offences, contractors will be encouraged to closely supervise work and ensure it complies with relevant standards.”

Investors pump billions into Queensland property INVESTOR housing finance commitments in Queensland have hit a seven-year high, according to the latest Australian Bureau of Statistics data. State Treasurer Curtis Pitt said the ABS figures showed lending commitments at their highest level in Queensland since the December quarter 2007. “Housing finance in Queensland for the purchase of existing dwellings hit $4.2 billion in the April quarter 2015,” he said.

“Investor finance commitments for the construction of new dwellings remained at $625 million during the same period.

“It’s also good news for employment, with construction activity supporting jobs in the building industry,” he said.

Housing finance commitment is the key to driving the building industry, according to the state government.

“This is an encouraging result which shows that investors have confidence in Queensland Labor’s positive economic agenda.”

Mr Pitt said the Palaszczuk government would continue to work with the property sector to promote Queensland as an attractive place to invest.

“With Brisbane’s rental yields more attractive than other major capitals, further investor interest may switch towards Queensland.

According to Mr Pitt, the figures showed Queensland was open for business and investors were voting with their feet to grab a piece of Queensland real estate.

“Looking ahead, low interest rates are expected to support investor activity in Queensland housing, as investors chase higher yielding investments,” he said.
