Peregian offers a thousand options for change Possible changes are likely for Peregian Beach as the Noosa Council reviews more than 1000 comments from the Peregian Beach consultation day intended to capture the community’s wishes on ways to improve the town. The council's infrastructure planning and design manager Nick Wellwood said the feedback showed green space, parking and pedestrian linkages to be high on the community’s priority list. He acknowledged calls for more long-term parking, within the new Rufous Street precinct, to free up village car spaces for visitors, shoppers and residents. More than 200 locals turned out on 9 May to have a say on the future of Peregian Beach and comment on existing proposals. Feedback also called for stronger pedestrian linkages between the village and new Rufous Street precinct.

“We’re conducting further investigations and we will develop draft designs to present back to the community in 2016," Mr Wellwood said. More members of ‘millionaire’s row’ CORELOGIC RP Data has released the top 20 suburbs with the highest median value, with New South Wales taking out 17 of the top 20 places. In at top place is Point Piper in the Woollahra Council area, with a median property value of $5,596,397, while Centennial Park in Randwick Council area came in at second place with a median value of $5,199,324. Third place went to the luxurious suburb Vaucluse with a median value of $4,125,216 followed by Bellevue Hill with a median value of $3,810,420, both in the Woollahra Council area. In at fifth place was another New South Wales suburb, Tamarama in the Waverley Council area with a media value of $3,534,024. Queensland doesn’t make an entry into the list until the Brisbane suburb of Teneriffe appears at number 142 with a media value of $1,512,061.

New South Wales suburbs have taken out 17 of the 20 most expensive suburbs in Australia, according to CoreLogic RP Data. Western Australia suburb Peppermint Grove makes a respectable appearance at number six with a median value of $3,504,996, while Victoria comes in at number nine with Toorak in the Stonnington council area and a media value of $3,229,256. The ACT’s first appearance is at number 37 with the suburb Forrest in the Canberra Council area and a media value of $2,118,596, South Australian suburb Unley Park comes in at number 98 with a median value of $1,716,073, while the Northern Territory suburb of Fannie Bay comes in at number 357 with a median value of $1,084,050. research director Tim Lawless said a healthy 11 per cent rise in combined capital city home values over the past 12 months has seen 437 suburbs join the CoreLogic Million Dollar Club, and record a median value of $1 million or greater. “To be eligible for ranking as a million-dollar-suburb, each suburb had to achieve a minimum of 10 sales over the past year,” he said. “Across the nation the 437 suburbs to make it to millionaire’s row is a record result and represents an increase of 23.1 per cent from the previous year following a 44.3 per cent rise in the number of million dollar suburbs between 2013 and 2014.”

Capitals push new high price mark units sold for more than $1 million.

THE pool of affordable homes in capital cities is shrinking, according to CoreLogic RP Data research director Tim Lawless.

“Over the past year, Canberra (7.4 per cent) and Sydney (7.8 per cent) have recorded the lowest proportion of house sales under $400,000 over the year.

According to Mr Lawless, most capital cities have median prices which are now above $400,000 resulting in fewer more affordable properties available for sale.

“Hobart (61.2 per cent) was the only city to have more than half of all house sales over $1 million. The unit market offers more opportunity to purchase below $400,000 however, each of Sydney (16.3 per cent), Melbourne (35.9 per cent), Perth (38.5 per cent), Darwin (29.7 per cent) and Canberra (43.3 per cent) recorded a majority of unit sales above this price point.”

Mr Lawless said over the 12 months to July 2015, combined capital city home values had increased by 11.1 per cent. According to the latest data from CoreLogic, 37.4 per cent of all home sales nationally were at less than $400,000 compared to 52 per cent between $400,000 and $1 million and 10.6 per cent over $1 million over the 12 months to June 2015. “Sales below $400,000 were at a record low over the past year and sales above $1 million were at a record high,” Mr Lawless said. “Focusing just on capital cities, 25.1 per cent of home sales were under $400,000, 60.1 per cent were between $400,000 and $1 million and 14.8 per cent were in excess of $1 million.” Mr Lawless said 20 years ago, 95.2 per cent of all capital

Commission says ‘you’re out’ THE Queensland Building and Construction Commission (QBCC) announced on Tuesday they had cancelled the licence of Peregian Beach building company, Bush and Beach Homes. The QBCC Interim Commissioner Kellie Lowe said the commission took the action last Thursday and the individuals in charge of the company now faced exclusion action. “We had initially suspended the licence of Bush and Beach Homes on 29

July immediately upon hearing of the company’s financial position,” Ms Lowe said.

Homes (licence number 1252812) are encouraged to call the QBCC 24/7 on 139 333.

“Fortunately, the QBCC’s Home Warranty Scheme will enable home owners contracted with the company to have their homes completed by other builders if their claims are approved.”
