Luxury beachside living NESTLED among stunning luxurious properties, The Coves residences offer opulent house-size living just moments from the pristine sands of Marcus Beach. The Coves residences are the latest in luxury beachside living offering cutting-edge design and high quality finishes for those who enjoy the finer things in life. Residence number two is a gorgeous home with openplan living and high ceilings that enhance the sense of space, while floor-to-ceiling windows and louvres create a light-filled abode that encourages rest and relaxation. A contemporary kitchen with all the modern conveniences one would expect from a home of this calibre overlooks the living and dining zones where seamless glass stacker doors retract to reveal a large covered deck with views of the beachside bushland and pockets of blue ocean views.

There are four bedrooms, the main with private ensuite and built-in wardrobes, plus three guest rooms serviced by the main bathroom, one of which could easily be used as an office for those who prefer to work from the comfort of their own home. Outside, a covered patio overlooks the sparkling private pool where family and friends can relax on those warm summer days. With strong demand for low-maintenance living, the builder has purposely installed slow growing grass and native plants that require little attention but still compliment the modern construction. The residence also includes a two-car garage, fully ducted air-conditioning and a neutral colour scheme so the new owners of this home can simply move in and enjoy

Property loans surging ahead PROVING the property market remains alive and well, new data has found home loan demand hit a six year high in August. According to the August Housing Finance Data from the Australian Bureau of Statistics, 55,677 home loans were approved over the course of the month up 2.9 per cent on the previous month. Mortgage Choice chief executive officer John Flavell said home loan demand had not been this strong since September 2009. “The last time more than 55,600 home loans were written in one month was back in 2009, when the boosted first home owner grant was in full swing,” Mr Flavell said. “To see a similar level of home loan demand in today’s market, when there is not only no boosted first home buyer incentives in

trying to reduce their level of investment lending activity, is surprising and just goes to prove the strength of the housing market.” In addition to seeing a spike in the number of home loans written

Over the month of August, the total value of all dwelling commitments written exceeded $34 billion - up 3.5 per cent on the previous month.

“Data from CoreLogic found property prices across the combined capital cities climbed 0.3 per cent over the month of August. As such, it is no real surprise to see the total value of all dwelling commitments on the rise,” Mr Flavell said.

“Since the beginning of the year, the average home loan size for all owner occupied housing commitments has surged seven per cent, hitting $371,200. “Moving forward, it is fair to assume the average home loan size will continue to grow so long as

property prices continue to climb.” Mr Flavell said he also expected home loan demand to remain strong over the coming months, as many lenders were offering some significant incentives to owner occupiers in a bid to win their business.

recorded at $483 per week and they have increased by just 0.3 per cent over the first three quarters of the year while they have risen by 0.5 per cent over the past 12 months.

In a report by CoreLogic RP Data senior analyst Cameron Kusher, the annual rate of change has continued to slow over the month reaching a new historic low of 0.5 per cent.

“The data points to an ongoing softening of rental growth,” he said.

According to Mr Kusher, dwelling rental rates across the combined capital cities are

“The 0.5 per cent rise in rental rates over the past year is the slowest rate of rental growth on record based on data which goes back as far as December 1995.” Mr Kusher said the

construction boom across the capital cities coupled with slowing population growth, low mortgage rates and the heightened level of activity from investors are the major contributing factors to the slowing rental growth. “Three of the cities which have seen the largest ramp up in new housing supply and investor activity over recent years; Sydney, Melbourne and Brisbane, have continued to record rental rises over the past year however, each city is seeing a slowing in the pace

of rental growth,” he said. “It is clear the increase in investment stock is providing landlords with little scope to lift rental rates while the low mortgage rate environment provides little incentive to push yields higher.” Mr Kusher said data also shows weekly rents have remained unchanged in September, taking the annual pace of rental growth across the combined capital cities to a new record low of 0.5 per cent over the year.

Rental rates across the combined capital cities were unchanged in September but rates fell in most individual capital cities, according to new data.
