House prices off the boil in capitals THE CoreLogic RP Data November Home Value Index out this week confirmed dwelling values fell across five of the eight capital cities in Australia over the month, taking the combined capitals index 1.5 per cent lower.

Overall the combined capitals housing index has seen dwelling values drop by 1.5 per cent over November, taking the rolling quarterly rate of change to -0.5 per cent.
Dwelling values have fallen across five of the eight capital cities in Australia over the month, taking the combined capitals index 1.5 per cent lower, according to the latest data from CoreLogic RP Data. “The annual rate of growth across the combined capitals index peaked at 11.5 per cent back in April 2014,and has since reduced to 8.7 per cent,” he said.
Values rose in the remaining three capital cities, with Adelaide showing the highest month-on-month growth rate (0.7 per cent), followed by Brisbane (0.6 per cent) and Perth (0.3 per cent).
Sydney maintained the highest annual growth rate at 12.8 per cent, which is down from a peak rate of annual growth of 18.4 per cent in July earlier this year, while Melbourne’s annual growth rate has reduced from a recent peak of 14.2 per cent to 11.8 per cent over the 12 months ending November this year.
Mr Lawless said the latest results are now placing downwards pressure on the annual change in dwelling values.
The only capital cities where values have declined over the past year are Darwin (-4.2 per cent) and Perth (-4.1 per cent).

More backing for airport plans GYMPIE and Moreton Bay Councils have thrown their support behind the controversial Sunshine Coast Airport expansion plans, saying the regional benefits of the “game-changing project” have been recognised. The planned project includes a new runway that will enable larger, more fuelefficient aircraft to access the airport and result in 3500 fewer dwellings affected by noise each day. The expansion is also expected to help boost tourism and international trade and contribute $4.1 billion to the local economy, as well as generate more than 2230 jobs between 2020 and 2040. Moreton Bay mayor Allan Sutherland said the Sunshine Coast Airport expansion would benefit the Moreton Bay region’s residents and businesses, especially those in the export sector. “Our council supports this project for a number of reasons including the increased international and domestic connectivity for residents within the south-east corner and in particular for our northern most residents in Caboolture and tourist destinations of Woodford and Bribie Island and surrounds,” Cr Sutherland said. “The expanded Sunshine Coast Airport will enable more visitors to access the Sunshine Coast and Moreton Bay regions directly - meaning significant benefits for
local businesses and more visitors being able to experience our destination. “There will be increased opportunity for export development and capacity outside the Sunshine Coast and Moreton Bay regions and the project will enhance connections between the Sunshine Coast, Moreton Bay and the global economy. “As the fastest growing local economy in Queensland and with Sunshine Coast following closely behind, this project will help to stimulate growth and development in the Moreton Bay region and support regional development in Queensland.” Cr Sutherland’s support for the project is echoed by Gympie Regional Council, with mayor Mick Curran and his councillors endorsing the expansion. “We backed the airport plan because of the clear benefits for our region,” Cr Curran said. “The agricultural and food processing industry is a significant contributor to the $2 billion GRP of the Gympie region (9.1 per cent) with multinational and national companies having significant investment in processing and production plants in the region. “The total value of exports to the Gympie economy was estimated at $455.1 million in 2013/14. Growers and processors exporting time sensitive freight such as fresh persimmons, stone fruit, processed and fresh

Noosa Council has decided to not make a submission in regards to the planned airport expansion, with public submissions having closed on Monday 30 November.

Building figures reveal a drop THE Australian Bureau of Statistics (ABS) has released the latest building approvals data showing the number of dwellings approved fell 0.6 per cent in October 2015. The number of building approvals has continuously fallen for the past seven months, with many states recording a decrease. The ACT recorded a 10.8 per cent decrease, while New South Wales recorded a 2.9 per cent decrease, Western Australia came in at 2.5 per cent and Queensland had the smallest decrease of 0.2 per cent. The ABS found, in trend terms, approvals for private sector houses fell 0.5 per cent overall in October. Per state, approvals fell in Western Australia (3.2 per cent) and New South Wales (2 per cent), but rose in Victoria (1.5 per cent), South Australia (1.2 per cent) and Queensland (0.9 per cent), in trend terms. The data also revealed the value of total building approval fell 0.3 per cent for October and has fallen for three months. The value of residential buildings also fell by 0.4 per cent, while non-residential buildings fell 0.2 per cent.
