Big interest in high-end properties IT has been a stellar year for the Century 21 Conolly Hay Group team, with a number of record sales topping off an already impressive 2015.

While Century 21 has a large stock list with a wide range of homes and units priced from the a few hundred thousand dollars up to multi-million dollar homes, it’s the luxury homes that have proven the hot ticket item throughout the year. Century 21 Conolly Hay Group coprincipal David Conolly said there were definite signs of upward pressure on prices, highlighted by the number of sales and the number of buyers looking at the very upper echelon of Noosa property. The stunning Little Cove home, ‘Noo Jee’ 5 Allambi Rise, sold by tender at $5.75 million makes it the highest priced sale in Little Cove in recent years. David said a well-tailored marketing campaign helped attract over 50 genuine inquiries from across the globe, with the successful new owner hailing from Melbourne. “The relatively low Australian dollar has attracted the overseas buyers, and in particular Australian expats, who now have approximately 30 per cent more buying power than a few years ago,” he said. The team can also add to their list of achievements the sale of 31 Pelican Street in Peregian Beach in less than 90 days for $3.325 million, making it the highest price for a non-beachfront property in many years. Other high-end sales include a four-
storey duplex located at 18 Douglas Street in Sunshine Beach, which sold post-auction for $2 million, and an off-the-plan sale at the new Sunshine Beach development, White Sands, for $2.5 million. David and co-principal Mike Hay said 2016 was shaping up to be another impressive year with a range of luxury properties and high-end developments already on their books including the Gympie Terrace ‘Kalani’ development, and the ‘White Sands’ and ‘Sails’ developments in Sunshine Beach. The stunning ‘Azure’ property, located in
Sunshine Beach, is one of the finest homes to be built on the Sunshine Coast this year and is currently on the market, as well as 25 Bayview Road in the much desired and tightly-held Little Cove. Noosa holds strong as demand softens AUSTRALIAN lenders' changes to their investment policies and pricing are starting to have an impact on overall home loan demand, but experts say Noosa is in the clear. According to the October Housing Finance Data from the Australian Bureau of Statistics (ABS), 55,571 home loans were approved in October - down 0.5 per cent on the previous month. And it wasn’t just the total number of home loans approved that fell, with the data showing the total value of all home loans written fell two per cent over the course of the month. Mortgage Choice chief executive officer John Flavell said even though the data suggested investment lending activity had come “off the boil”, the reality was people would continue to buy as and when they wished. “Investment properties, especially holiday homes in areas like Noosa, will continue to attract potential investors,” he said.
“The reality is people who don’t need help getting their foot onto the property ladder - those with a sizeable deposit or another property they can drag equity from - will have no troubles securing investment finance.” Mr Flavell said given rates continued to stay at near 60-year lows, now was a great time to be an investor as the cost of borrowing has never been more affordable. “Regional areas like Noosa are a completely different kettle of fish to a capital city,” he said. “They march to the beat of a different drum and are actually less likely to be impacted by lending policy changes than capital cities. “So long as employment remains robust (and it is expected to) and people continue to see Australia and especially areas like Noosa as a popular tourism destination (and they are expected to), then Noosa should continue to attract potential investors.”

Tell us something most people don’t know about you? I started working at the age of 16 and by time I was 18 I had saved enough money to buy a bright yellow 1977 Triumph Stag sports car. However, after much soul searching I decided to use my savings as a deposit to buy my first property, which eventually turned out to be a great decision.

What has been the most memorable moment of your life to date? I have had lots of memorable moments living in London and travelling the world but my most magical moments, which I am sure will be the same for many people, was to experience the birth of my children. What do you like most about

Where do you think Noosa property prices will go over the next few years? With record low interest rates and high buyer confidence, all the signs indicate the local market will show steady, solid growth over the next 12 months. We have had strong levels of buyer interest, we do not have any vacancies in our permanent rental properties and we are seeing excellent occupancy rates in our holiday properties. All this indicates we will see a strong summer selling period and we are looking forward to a buoyant market in 2016. Where is your favourite part

What attracted you to a career in property? I have always been involved in design, sales and marketing so real estate seemed like a perfect fit for me. I bought my first real estate business 10 years ago and now I can’t imagine doing anything else.

What was your most memorable sale or listing and why? Real estate really is all about people and a sale I remember very fondly is a beautiful waterfront property that was owned by an elderly American lady. She had lost her husband and she had been on the market for a long time with other agents.

My dinner party would include Anthony Hopkins the actor who would bring a nice chianti, Jonah Lomu, Gareth Edwards the great Welsh rugby player from the '70s, Ryan Giggs the record holder for the most Premier league appearances for Manchester United, Ali G as one of his alter egos and Diana The Princess of Wales.
10. What has been your most embarrassing moment to date? I don’t get embarrassed very easily but I do seem to be able to embarrass my children on a daily basis.
