NOOSA HINTERLAND - MODERN DESIGN CONCEPT

When it comes to making the move HEIDI WOODMAN

WHAT’S the best choice of property for you? ME Head of Home Loans, Patrick Nolan walks through the pros and cons of units versus houses to help you decide.

According to Mr Nolan there are six key factors to consider when choosing whether a house or an apartment is right for you including affordability, potential to value add and lifestyle factors. Apartments seem to fair better in regards to affordability and low maintenance while houses seem to win in regards to the high potential to add value and privacy. “Apartments definitely have the upper hand when it comes to affordability,” Mr Nolan said. “In fact, based on median property values you may be able to cut $100,000 or more off the price of your first home by choosing an apartment rather than a house.” However Mr Nolan said houses can provide more options to add value through renovations both inside and outside the home whereas and apartment is more restricted.

“With an apartment the only renovations you can make are internal, and major reconfigurations may be out of the question because of the building’s internal plumbing and wiring configurations,” he said. Lifestyle and privacy factors will depend on the type of living arrangement you are looking for. According to Mr Nolan both options can offer great lifestyles.

Her open and transparent communication results in seamless negotiation between buyers and sellers.

PRIME PROPERTY. PREMIER SERVICE.

“Modern apartment complexes can offer all the mod cons including pools, barbecue areas and well-equipped gyms,” he said. “So you get to enjoy the benefits of these lifestyle features without the hassle of upkeep that can come with a house and garden.” “But if you’re a dedicated green thumb, owning a house on land will definitely appeal to your love of gardening.” “Be aware though, owning a home comes with a raft of chores as well as delights. Clearing gutters, moving the lawn, fixing the fencing - it can all take up a fair chunk of leisure time.”

1219134-HM09-16

“When it comes to choosing a first home, one of the key decisions is likely to be ‘house or apartment?’ There’s no perfect answer - both are equally good options. It’s a matter of deciding what suits your needs,” he said.

Rental hot property NOOSA’S coastal neighbour has climbed the rental ladder in a report released by online rental site realestate.com.au According to the report, renters are looking for suburbs with good work and education prospects, as well as easy access to top quality cafes, services and amenities. An analysis of the changing supply and demand for rental properties from the past three months reveals that the inner Woollongong suburb of Gwynneville

has risen the most in rental demand, with an increase of 224 spots on the national rankings. The Gold Coast and Sunshine Coast also featured, with Benowa, Mount Coolum and Paradise Point making the top 10 list of biggest movers in the national rental market. The report states the change in renters’ market growth rankings show the suburbs that have increased the most from a supply and demand perspective in the past three months (November 2015 -

January 2016) compared to the three months prior. Demand is represented as the number of visits to realestate.com. au/rent that included at least one property view per listing per month. This is then divided by the number of listings in each suburb to reach a supply-demand ratio. To be eligible, suburbs had to have at least 10 listings on the site per month.
