AUCTIONS are a high-paced, exciting way to buy a home, but what do you actually need with you on the day. Other than a fast arm, ME Bank head of home loans Patrick Nolan walks through the must-haves to bring along on auction day. “As a quick refresher, when you make the winning bid at auction, you immediately enter into a binding contract. There is no cooling off period, so it pays to have your home loan pre-approved,” Mr Nolan said. “And you’re expected to stump up a deposit - usually 10 per cent of the sale price, before you head off to celebrate.”

“The first rule of thumb is to speak with the selling agent. Confirm that you only need a 10 per cent deposit, not more, and inquire about which payment options are acceptable,” he said. “Personal cheques can certainly be handy at an auction. The beauty here is that you can make the cheque out to the exact figure of the deposit as soon as you make the winning bid. Be sure to confirm if any personal ID is required for personal cheques.” An alternative is to pay the deposit with a bank cheque. “Paying by bank cheque is a preferred option among many vendors however the downside is that most financial institutions

Originally from Moree NSW, lived in Byron Bay for 20 years, spent the last 10 years in Sydney’s eastern suburbs before realising I wanted to “wake up and smell the roses” so relocated to Noosa. My wife and kids haven’t stopped thanking me. 2. What has been the most memorable moment of your life to date? Being at my children’s birth (women are awesome). 3. What do you like most about living/ working in Noosa? Living a two-minute walk to the open beaches so we can surf before and after school and work, and working in a committed yet relaxed office environment with exceptional people (and great coffee downstairs). 4. Where do you think Noosa property prices will go over the next few years? Having witnessed the exponential rise in Sydney prices over the last 10 years and

knowing how many families are heading to Noosa to escape this, I see a constant strengthening of the local market with constraint. I spoke to a client today who is selling her apartment in Drummoyne and is coming to Noosa to buy a family home so she can live life again. 5. Where is your favourite part of Noosa and why? That’s an unfair question! Noosa is greater than the sum of her parts. The open beaches, the tracks through the National Park to A Bay, Tea Trees, the Boiling Pot, Little Cove, the River Mouth and the River and Hastings Street all hold appeal to me as there is somewhere to go at any time of the day. 6. What attracted you to a career in property? I have been a farmer, I managed pubs and ran sea-kayaking and mountain bikes tours in Byron (with bush walks to watch the dawn at Mt Warning on my days off ) so I was looking for something to help my body last a little longer but still be still be mentally stimulated and challenged daily.

Selling a Rose Bay (in Sydney’s Eastern Suburbs) waterfront for a Noosa homeowner for a record $18.4m. The buyer came into the office in Double Bay and was passed onto me as everybody else was “too busy”. He stated he wanted to buy a waterfront so I put him in my car had an inspection within 30 minutes. Never judge a book by its cover.

8. If you could witness any event, past, present or future, what would it be? My parent’s wedding in Woollahra in 1955. 9. You are hosting a dinner party and can invite six guests, dead or alive. Who would they be? Margaret Thatcher, Bob Hawke, Buddha, Olivia Wilde and my parents. 10. What has been your most embarrassing moment to date? I have thick skin.

Backing for building watchdog “It is a construction watchdog to enforce the rule of law for union bosses and employers who do the wrong thing - no union or employer should be above the law,” she said. “In the past three years, a third of all disputes in Australia brought before the Fair Work Commission about illegal strikes came from the Queensland construction sector. “These illegal strikes were organised by the CFMEU and cost employers and ultimately the Queensland taxpayer, millions of dollars.” Ms Roos said Master Builders was requesting the CFMEU to “obey” the Fair Work Act, which was brought in under Labor’s watch. “This is not hard,” Ms Roos said. “Other unions respect the law and advance their members’ legitimate interests without breaking the law. “Simply put - if the CFMEU or a builder does not break the law, they have nothing to fear from the ABCC.”

MASTER Builders Queensland have weighed in on the controversial topic of building unions, calling on the Senate to vote in favour of the Australian Building and Construction Commission (ABCC). Master Builders director Corlia Roos said the ABCC was needed to help support and stabilise Queensland’s economy and jobs. “The re-establishment of the ABCC will strengthen the construction sector, which in turn will benefit all Queenslanders,” Ms Roos said. “More than 50 per cent of all working days lost in Australia are in the construction sector. This is an extraordinary amount which forces up the cost of building taxpayer funded schools, hospitals and public infrastructure by as much as 30 per cent. “It is hurting our state’s economy and reducing our attractiveness for vital investment in infrastructure, tourism and other business opportunities.” Ms Roos said that despite union claims, the ABCC is not an anti-union measure and is not about workers’ rights.

House values back from peak but still on the rise THE trend for capital gains has dropped from the peaks of 2015 with dwelling values continuing to track higher across each of the capital cities over the first four months of this year, according to the latest data from CoreLogic. Released this month, the CoreLogic April Home Value Index results show the pace of capital gains rebounded from the relatively flat numbers recorded in March, with dwelling values increasing by an average of 1.7 per cent across the CoreLogic combined capitals index. The latest figures now take the combined capital city dwelling values measure 3.3 per cent higher over the first four months of 2016.

Across the country, housing market trends remain mixed, however, CoreLogic research director Tim Lawless noted the improvement in the rate of capital gains has been ‘broadbased’ during 2016 with every capital city except Perth recording a lift in dwelling values over the calendar year to date. “The results show value growth moved at a faster pace compared with the final three months of 2015 when capital city dwelling values slid 1.4 per cent lower off the back of weaker market conditions in Sydney and Melbourne,” he said. “While we’ve seen capital gains moderate substantially after peaking last year in Sydney and Melbourne, dwelling values

continue to trend higher, just not as fast. “The annual rate of growth in Sydney peaked at 18.4 per cent in July last year and has since moderated back to slightly less than half the peak rate of growth, at 8.9 per cent over the most recent 12 month period.” Mr Lawless said Brisbane experienced the third highest rate of dwelling value growth over the growth cycle to date; dwelling values in the city are now up 18 per cent. Australia’s regional markets also exhibited a lift in house values over the year to date.
