His newest career off to a flying start FOURTH generation Noosa local Brendan Weatherill has joined the Richardson and Wrench Noosa team – and is already kicking goals, selling his first home within 16 hours of its listing. Key capital city markets at new high THE CoreLogic July Home Value Index results reported a 0.8 per cent rise over the month, taking capital city dwelling values 6.3 per cent higher over the first seven months of the year. The first month of the new financial year saw another rise in capital city dwelling values, with the CoreLogic hedonic eight capital city aggregate index rising 0.8 per cent over the month to reach a record high. “While values are still rising, four of Australia’s eight capital cities recorded a fall in dwelling values over the month,” CoreLogic head of research Tim Lawless said. “Simultaneously, the rate of growth across the combined capitals aggregate index slipped back a notch after bouncing higher in April and May. According to the report, the annual rate of growth, which hit

a recent peak at 11.1 per cent across the combined capitals index in October last year, is now tracking at 6.1 per cent; the slowest annual rate of appreciation since September 2013. Sydney and Melbourne have also seen the annual rate of growth slip back to below 10 per cent, with the July indices showing a respective 9.1 per cent and 7.5 per cent capital gain over the past 12 months. Previously both Sydney and Melbourne’s capital gains peaked higher with Sydney reaching a peak rate of annual growth in July last year when dwelling values were rising by 18.4 per cent per annum, and when Melbourne values were increasing by 14.2 per cent per annum over the 12 months ending September last year. Darwin and Perth remain as the only two capital cities to record a

negative movement in dwelling values over the past 12 months, with values in Darwin down 7.6 per cent and Perth values falling by 5.6 per cent. July marks the 50th month of the combined capitals growth cycle, which commenced in June 2012. Over the cycle to date, capital city dwelling values have risen by 38.3 per cent. Mr Lawless said “this demonstrates the strength in the Sydney and Melbourne growth trend with dwelling values across the two largest capitals recording a cumulative 61.3 per cent and 42.0 per cent over the cycle to date.” Hobart, where the growth trend has recently accelerated, has been the next best performer with values rising 17.6 per cent over the growth cycle followed by Brisbane (17.4 per cent), Adelaide (14.3 per cent) and Canberra (12.4 per cent).

The Australian National University estimates that Sydney household incomes have grown by about 4.5 per cent per annum since June 2012, while dwelling values are up 12.1 per cent per annum. “The recent moderation in the rate of capital gains should be viewed as a positive sign that growth in dwelling values may be returning to more sustainable levels. However, the growth trend rate is still tracking considerably faster than income growth resulting in a deterioration of

housing affordability,” Mr Lawless said. “Using Sydney as a case in point, the Australian National University estimates that Sydney household incomes have grown by about 4.5 per cent per annum since June 2012 while dwelling values are up 12.1 per cent per annum.”

Building boom hits record peak as homes spring up THE Australian Bureau of Statistics (ABS) released building activity data last week that showed a record number of dwellings were currently under construction across the nation. According to building activity data for the March 2016 quarter, there were 25,122 houses and 29,987 units that started construction nationally over the quarter. According to the data, house

commencements increased over the quarter in SA, Tas and NT but fell in other states such as Queensland, while for units, commencements were at record highs in NSW and Queensland and also rose in SA and the ACT over the March 2016 quarter. Although completions had fallen, there were a record-high number of dwellings currently under construction which a

CoreLogic RP Data report said was fuelled by units which typically took longer to build than houses. At the end of March 2016 there were 215,863 dwellings under construction nationally, 63,414 of which were houses and 152,449 which were units. Year-on-year the number of dwellings under construction had increased by 18.6 per cent

with the number of houses under construction 5.4 per cent lower while units under construction were 32.6 per cent higher. The number of houses under construction was well below previous peaks in all states and territories with the number under construction lower over the quarter in Queensland, WA, Tasmania and the ACT but higher elsewhere.

For units, there are currently record-high numbers of units under construction in NSW, Victoria and Queensland, which reiterates the magnitude of the current unit construction boom. In all states and territories except WA, Tasmania and the NT the number of units under construction had increased over the quarter.

INVESTING in a Noosa unit is a winner, according to the latest data that shows more than a seven per cent increase in the median unit rent price over the past 12 months to June.

“Looking at the list for units, only three of the 25 council areas listed are located within a capital city (Hobart, Pittwater and Wyndham). NSW dominates the list with 13 regions with the number of council areas across the remaining states recorded at: six in Vic, two in Qld, one in SA, one in WA and two in Tasmania. Most of the top 25 regions listed are coastal lifestyle markets.”

The data, available through CoreLogic RP Data, shows Noosa’s median unit rent jumped 7.1 per cent to $450 per week over a 12-month period, but housing rent prices didn’t rate on the chart.

Mr Kusher said while rental rates are falling in many capital city regions, this data suggests that in mid-sized and coastal regional markets rental demand is pickingup.

Overall, combined capital city rental rates had fallen by 0.6 per cent, with falls recorded over the year in Brisbane, Adelaide, Perth and Darwin; and rental growth slowing from already low levels in most other capital cities.

“These regions have also been seeing a rise in migration over recent years, perhaps we are seeing evidence of try-before-youbuy in these regions,” he said.

While capital cities have seen a slowdown in rental growth, the list of council areas with the highest annual increases in rental rates are dominated by regional areas of the country, such as Noosa.

“With those migrating to these areas deciding to initially rent in these markets before fully committing to a purchase. The fact that for units rents are increasing in many coastal locations is potentially reflective of the recovering markets spurred by the lower Australian dollar and subsequent improving tourism sector.”

Is it a case of try-before-you-buy that is driving up the rental prices in Noosa?

Of the 25 council areas nationally that have had the greatest increase in house rents over the past year, Manly was the only region located in a capital city to feature on the chart.

The tenant vetting process is more thorough and your property manager generally meets the prospective tenant which adds to your piece of mind. There is of course the disadvantage that
