“If my wife wasn’t so honest
I’d still be wearing my leather jeans” Shortly after we met, Vicki made me aware that not all my wardrobe choices had been wise ones. Don’t get me wrong, she’s not an insensitive person. But if you ask her what she thinks about anything... she feels compelled to tell you the truth. <MNHM NX XTRJYNRJX INKąHZQY KTW RJ But, if you’re looking to sell your property, it’s wonderful for you. Vicki will never tell you your home is worth more than she knows it is, just to win your business. And she won’t fail to tell you what you need to do to it... to make it even more attractive to buyers. In an industry where everyone claims to be honest, people who actually are often do very well. Which is one reason why Vicki has consistently outsold and outperformed most of her competitors. And why happy Star clients have written all the nice things you can read on our website. If you want straightforward, effective, friendly, advice I strongly suggest you give my wife a call on 0418 231 955. If you want really cool, leather jeans... you might try Vinnies.

Renters avoid the renovation rollercoaster ANYONE renting a home can be driven crazy by being unable to paint, repair or update features of the rental home, but that may not be such a bad thing with new data showing Queensland is one of the most expensive states in which to renovate. Queensland has recorded the biggest gain in home renovation prices across the country with a 4.4 per cent increase in the cost of improving your home. With an average tradie price of $63.14, Queenslanders are forking out 2.4 per cent more than the national average for repairs and redesigns to their homes. The price surge is more than four times the national Consumer Price Index (CPI) which showed just a one per cent increase in the cost of living for the past year. The state’s landscapers are the best paid in the country, charging $72.48 an hour - a 16.9 per cent hike on the national average. Queenslanders will pay 25.6 per cent more than Victorians to have their gardens done, or $18.59 more per hour. Electrical prices were up six per cent yearon-year, while tilers made 11 per cent more. In comparison, carpentry prices were below the national average at $53.49. Painting, plumbing and plastering trades were also below the national average in Queensland.
Renting can be annoying but at least renters don't have to pay the high costs of renovating in the Golden State. ServiceSeeking CEO Jeremy Levitt said residents are still keen to renovate their homes despite the increase in charges but

Renters can rest easy knowing their hardearned cash won’t be going towards the costs of renovations and trades.
Landlord insurance the way to go PROPERTY management expert Patrick Sherwood shares his tips on how landlords can make sure they’re covered for the unexpected. Despite the best screening methods by your property manager, things can still go wrong when it comes to tenants and investment properties. We recently had an experience with tenants and an investment property that left one person in custody and the owner facing a repair bill in the thousands due to a lack of appropriate landlord insurance. The tenants passed the property management screening tests with flying colours. They both were employed in good paying jobs, were well spoken and presented well. Unfortunately, they became involved with drugs and things spiralled out of control very quickly leading to broken doors, holes in walls, light fixtures being ripped out, smashed shower screens and loss of rent. Some owners have the opinion that insurance isn’t necessary because the tenants can be taken to QCAT (Queensland Civil and Administrative Tribunal) but even if the owner is awarded damages it is often difficult to get the tenants to pay due to their financial circumstances. As a landlord you need to ensure that your investments are appropriately protected for unexpected disasters such as these.
As a landlord, make sure you're covered before handing over the keys. For around a dollar a day you can get good levels of protection. Coverage can include tenant-related loss of rent due to hardship, absconding, defaulting and tenant death; tenant related damage including

accidental, malicious and deliberate; reletting expenses, damage from scorching, change of locks, pet damage and legal liability to name a few. There is often the tendency for owners of
investment properties to overlook landlord insurance because they think they are covered under their home insurance policy. It is important to double check your policy to ensure you are covered.
Property’s record surge THE CoreLogic July Home Value Index results reported a 0.8 per cent rise over the month, taking capital city dwelling values 6.3 per cent higher over the first seven months of the year. The first month of the new financial year saw another rise in capital city dwelling values, with the CoreLogic hedonic eight capital city aggregate index rising 0.8 per cent over the month to reach a new record high. While values are still rising, four of Australia’s eight capital cities recorded a fall in dwelling values
over the month. Simultaneously, the rate of growth across the combined capitals aggregate index slipped back a notch after bouncing higher in April and May. The annual rate of growth, which hit a recent peak at 11.1 per cent across the combined capitals index in October last year, is now tracking at 6.1 per cent; the slowest annual rate of appreciation since September 2013. Sydney and Melbourne have also seen the annual rate of growth slip back to below 10 per cent, with the July indices showing a
respective 9.1 per cent and 7.5 per cent capital gain over the past 12 months. Darwin and Perth remain as the only two capital cities to record a negative movement in dwelling values over the past 12 months, with values in Darwin down 7.6 per cent and Perth values falling by 5.6 per cent. July marks the 50th month of the combined capitals growth cycle, which commenced in June 2012. Over the cycle to date, capital city dwelling values have risen by 38.3 per cent.
CoreLogic head of research Tim Lawless said the results demonstrated the strength in the Sydney and Melbourne growth trend with dwelling values across the two largest capitals recording a cumulative 61.3 per cent and 42.0 per cent over the cycle to date. “The recent moderation in the rate of capital gains should be viewed as a positive sign that growth in dwelling values may be returning to more sustainable levels,” he said. “However, the growth trend rate is still tracking considerably faster than income growth resulting
