Building approvals are skyrocketing THE Sunshine Coast is booming with the Sunshine Coast Council issuing a massive $1.29 billion worth of building approvals in the 2015/'16 financial year — the highest level in seven years. Council has published its Development Indicators Annual Highlights report, which presents a selection of statistics on development activity during the last financial year. Planning portfolio Councillor Christian Dickson said good news for the region’s economy was evident throughout the report. “For the second consecutive financial year, council has recorded building approvals with a value in excess of $1 billion,” Cr Dickson said. “The $1.29 billion of building approvals issued in 2015/'16 is 11 per cent higher compared to the $1.17 billion of building approvals issued in the 2014/'15 financial year.” Cr Dickson said not only was this the highest value of building approvals recorded in the past seven years, 2968 lots had been created through the plan sealing process, making it a record high for the past five years, and would stimulate further building activity.
“Building approval values during the last financial year included $701 million in new dwellings (up 15 per cent compared to 2014/'15), $203 million for multiple unit dwellings (up 19 per cent) and $156 million in additions and alterations (up 141 per cent),” he said. Cr Dickson said development had increased significantly on the Sunshine Coast over recent years, with the 2015/'16 figures showing a 114 per cent increase in building approvals since the $607 million recorded in the 2012/'13 financial year.
Gen Y’s dirty little secret IT’S official: Generation Y don’t like getting their hands dirty - with 35 per cent opting to outsource their cleaning rather than getting down and dirty themselves. As the biggest spenders when it comes to outsourcing their household cleaning, they are 10 per cent more likely to employ a cleaner in the home than their Baby Boomer parents or grandparents according to new research released by ServiceSeeking.com.au And it seems a mortgage isn’t getting in the way of them finding the money to pay with homeowners digging deeper than renters (28 per cent owners versus 23 per cent renters) to employ a cleaner.
Generation Y don’t like getting their hands dirty according to new data. to tend to their yards.
A quarter of Baby Boomers employ a cleaner, with 27 per cent of Gen X forking out so they can skip the home duties.
And while gardening might’ve once been considered a retirement hobby, a third of Baby Boomers now hire someone to do their gardening on a regular basis.
ServiceSeeking.com.au CEO Jeremy Levitt says the survey is reflective of today’s busy lifestyle and the fact that many people are so time poor they need to outsource everyday services.
One in five respondents spend in excess of $150 a month on their hired help. The majority (49 per cent) spend up to $50 a month, while four per cent spend at least $400 a month.
Master Builders association regional manager Will Wilson said the Development Indictors Annual Highlights report indicated the economic outlook for the Sunshine Coast economy and building industry was very stable.
“Gone are the days when only the rich had a cleaner. It’s so commonplace these days that we have more than 11,800 cleaning businesses registered on our site who quoted on 4588 new cleaning jobs in the last month alone.”
While earning capacity had an impact on services used, at least one in five respondents with a salary of less than $75,000 still employed a cleaner (19 per cent) or gardener (22 per cent).
“The report shows us that business confidence in the building and construction industry consistently remained at a high level during the 2015/'16 financial year,” Mr Wilson said.
Those living in NSW are least likely to scrub their own kitchens with one in three outsourcing to a cleaner, while the weather in Victoria is the least gardening-friendly with 27 per cent opting to get someone else
“Steady and sustainable growth in development over the longer term has positive flow-on effects that contribute to increased economic activity across the region, including employment generation, business confidence and consumer spending.”
If the salary increased to $75,000$125,000, the likelihood of having a cleaner rose to 32 per cent, with further jumps to 39 per cent if the salary was up to $200,000 and 43 per cent for those earning more than $200,000.

rental market
The lowdown on rental THE REIQ has recently released data for the June quarter and the residential vacancy rate in Noosa has increased to 2.4 per cent. This is the third quarter in a row that the vacancy rate has increased, with the December quarter being 0.7 per cent and the March quarter being 1.4 per cent. At 2.4 per cent the vacancy rate is also the highest it has been since the September quarter in 2012.
per cent. Our current vacancy rate sits right on that average and is well short of the four-to-five per cent that we were seeing in 2010 and 2011.
As an investor should I be concerned with this recent trend? The short answer is no.
Spare a thought for our Northern regional neighbours where the vacancy rate is a different story, with Rockhampton at 6.5 per cent, Mackay at 7.7 per cent and Gladstone at a whopping 10.2 per cent. These towns rely heavily on the resources sector and with
The REIQ has been keeping quarterly records on residential vacancy rates in Noosa since September 2010 and the average vacancy rate since then has been 2.4
It is also worth noting that the vacancy rate in Noosa traditionally spikes in the June quarter at the beginning of winter and then begins to subside as the weather becomes warmer. If history proves correct we can expect a drop in vacancy during the September quarter.
the downturn in mining and an oversupply of housing due to heavy development, they have struggled to recover. We are very fortunate in Noosa from an investors' perspective that we have limited available land and a strict Noosa Plan that controls development and keeps our rental property market in under-supply. We are located in one of Australia’s most desirable locations and our proximity to Brisbane are just some of the reasons why our rental market will continue performing well and our residential vacancy rate will remain low. Property Management Expert Patrick Sherwood
When ‘pet-friendly’ can pay off ACCORDING to recent data, only 23 per cent of Queensland investors would consider listing their property as ‘pet-friendly’ despite Australia having one of the largest rates of pet ownership in the world. So with less than one in four Aussies taking advantage of this pet-loving trend, here are some of the top reasons to make a rental pet friendly.
Differentiate your property For every week a property sits vacant investors are losing out on potential rental income and more than likely forking out for increased advertising costs. Do a search in any suburb around Australia and compare the amount of rentals compared to petfriendly rentals, the difference is staggering. By listing your property as ‘pet-friendly’ or ‘pets on application’ the property can stand out from the crowd and give a rental a real edge.
Increased bond and weekly rent Anyone looking to increase their rental return will delight in knowing most petowners expect to pay more for rental properties and are often happy to do so if it means finding a place for them and their furry-friend.
Appreciative and happier tenants Happier tenants are better tenants. Pet owners know they are lucky to have found a rental and more often than not show their appreciation by being great tenants, taking care of the property and treating it like their own.
Long-term tenants The shortage of pet-friendly properties means pet owners who find a property that allows for them and their four-legged friends are more inclined to stay put.
Making your rental pet friendly could help you make the most of your investment.

David’s year of independence IT’S been a year since local sales agent David Berns stepped out as an independent agent and he hasn’t looked back. “Our first year has been excellent and I want to thank the community for their support,” he said. A concept sketch of the Sunshine Coast University Hospital, which is helping drive growth in building approvals for the region.
Coast holds its appeal THE Gold and Sunshine coasts are showing strong signs of growth, with building approvals continuing to climb according to new data.
and the Sunshine Coast
The latest ABS statistics show the Gold Coast rose 65 per cent for the year, while the Sunshine Coast increased by almost 25 per cent.
approvals for units in Greater
Master Builders deputy CEO Paul Bidwell said the results were mainly driven by major infrastructure investment in the 2018 Commonwealth Games
University Hospital. “Across the state, dwelling approvals fell 2.1 per cent during June, mostly due to a drop in the number of Brisbane,” Mr Bidwell said. “Year-on-year dwelling approvals are still up and I am confident that detached housing will continue to grow long-term.” As expected, Greater Brisbane is beginning to see a cooling of approvals for units down 26 per cent for
June and almost one per cent for the year. Approvals for detached houses enjoyed a modest growth of 10.2 per cent in July and 4.4 per cent for the year. Encouragingly, the Darling Downs and southwest Queensland had a strong month, increasing by more than 50 per cent - the highest monthly result in three years. Central Queensland and Mackay and Whitsunday were the only regions not to see an increase over the three months to June.
“You don’t get anything unless you work hard for it and I have been working very hard. Owning your own business will do that. It’s all about keeping your ethics and working for the clients.” David said it was exciting to be an independent sales agent and he loved having more freedom to help clients. “My local knowledge helps,” he said. “And I have great contacts as well as the freedom to work with clients in a range of innovative ways, including marketing.” For David, it’s been a busy year after taking the plunge and launching his own real estate brand David Berns Real Estate along with operations and marketing manager Meta Georgeson. “It was a big step to go out on my own as an independent, but our feet are really on the ground and running,” he said. “In our first month we had record sales and some were above the asking price.” Since launching a year ago, the David
David Berns is celebrating one year in business as an independent sales agent. Berns Real Estate team has expanded to include sales agent Heidi Woodman and large-scale developments, which are paving the way for a successful second year in business. “We are excited to be working on some major deals,” David said. “We can’t say too much, but we’re working on a sale that will secure a record price for Eumundi. Offers have already come in.” For David, the future is looking bright and he can’t wait to grow the already $20 million worth of real estate sold.
