HOUSING finance data for July 2016 was released by the Australian Bureau of Statistics (ABS) earlier this week and shows a bounce back in investor lending. The statistics showed the total value of mortgage lending in July 2016 was recorded at $31.8 billion, which was 1.8 per cent lower compared to the $32.4 billion worth of mortgage lending in June 2016.

“Over the month the value of owneroccupier lending fell by 3.1 per cent and investor lending increased by 0.5 per cent.

The value of mortgage lending is now 4.1 per cent lower than its peak of $33.2 billion recorded in April 2015.

“While the value of owner-occupier housing finance commitments was lower over the month, the value of investor commitments has now increased for three successive months suggesting that demand from this segment is coming back.”

CoreLogic’s Cameron Kusher said with home values continuing to rise it would tend to support the evidence that there were fewer transactions occurring on the back of fewer properties being listed for sale. “Looking at the two major components of mortgage lending; owner-occupier and investor lending, the value of each over the month was recorded at $19.9 billion and $11.8 billion respectively,” he said.

Despite the growth in investor lending, Mr Kusher said that tenanting a property may be an issue. “The challenge for investors from here will be ensuring their property remains occupied throughout the year as rental growth slows and vacancy rates shift higher,” he said.

Home ownership a reality for more THERE has been a solid increase in the number of Queenslanders buying their own home, according to the latest data from the Australian Bureau of Statistics (ABS). Following on from the resurgence in Queensland’s State Final Demand figures, the latest ABS Housing Finance data shows Queensland is outpacing the national rate on housing finance for owner-occupiers. ABS data released on Friday 9 September showed the number of Queenslanders who have received finance for an owner-occupied dwelling has increased in the year to July 2016. Treasurer Curtis Pitt said that it was an encouraging sign for the State’s real estate market. “Today’s ABS Housing Finance data shows over the year to July 2016, Queensland recorded a 5.8 per cent increase in the number of housing finance commitments,” Mr Pitt said.

Supply concerns for unit values “Hobart and Darwin are the only two capital cities in which the change in unit values over the past year has been greater than the change in house values.”

WITH a record-high number of units currently under construction nationwide, the capital growth performance of units is weaker than houses in certain cities, with experts predicting the trend will continue.

In Melbourne, Brisbane, Adelaide and Canberra, the change in unit values over the past year has been less than half that of houses, according to the data.

The CoreLogic Home Value Index shows that over the 12 months to August 2016, combined capital city house values have increased by 7.2 per cent compared to a 5.5 per cent rise in unit values.

“This in itself is interesting, particularly when you consider that Melbourne and Brisbane in particular are currently experiencing historic high levels of new unit construction,” Mr Kusher said.

CoreLogic’s Cameron Kusher said typically the change in house values is greater than units.

“The fact that in many of these cities substantial increases in unit stock is expected over the coming years, it is reasonable to anticipate that the gap between the annual change in house and unit value will persist and potentially grow larger.”
