Market is a complex, mixed bag CoreLogic head of real estate market research Tim Lawless has summed up the 2016 year as diverse and complex. In his annual report, Mr Lawless said he described the market as diverse because conditions have been radically different from region to region. “At one end of the spectrum we have Sydney and Melbourne where dwelling values are rising at more than 10 per cent per annum, while in Perth, values continue to trend lower,” he said. “In Canberra and Hobart, the pace of capital gains has accelerated with both cities seeing annual capital gains rise higher than eight per cent over the past 12 months. “Brisbane and Adelaide have shown more sustainable growth with values tracking four to five per cent higher over the year.” When it comes to regional markets, Mr Lawless said the lifestyle and tourism-centric areas recorded an improvement in buyer demand which has pushed prices higher, while markets related to the resources sector remained soft and are likely approaching the bottom

Blue Sky Private Real Estate director Stuart Lockhart said national investment in retirement villages was not keeping up with our ageing population. Australians aged over 65 are projected to make up 20 per cent of the population by 2050.
The Maroochydore village will be the second retirement living project delivered by Aura and Blue Sky Alternative Investments following the $130 million Kingsford Terrace development underway in Corinda, Brisbane.
“Queensland is a popular retirement choice, and currently has around 28,000 ILUs. A conservative estimate is that by 2050, we will need more than four times the current supply,” Mr Lockhart said.
Blue Sky, which bought 50 per cent of Aura in September 2016, will develop the project through its Private Real Estate arm, while Aura will manage it.
Mr Lockhard said the Maroochydore development is not only a secure investment in the future of aged living, but also contributes to ensuring highquality retirement options are open to Queenslanders when the time comes to downsize.
The development is set to be completed by the end of 2019 at the former site of the Swan Bowls Club on Anzac Avenue and will include 116 independent living units consisting mainly of two and three bedroom residences, as well as extensive communal facilities.
