High price of entry to housing market Sydney has been named one of the most expensive cities in the world coming second to Hong Kong in the annual Demographia International Housing Affordability Survey. The report studied 87 major metropolitan regions and used data from the third quarter of 2015 to determine which cities were the most expensive. Hong Kong topped the list where the median home costs 19 times the median annual pre-tax household income, but Sydney came a close second with a house price multiple score of 12.2. Demographia considers a house priceto-household income ratio of 5.1 or more is “severely unaffordable”, with 4.1 to 5 “seriously unaffordable”. The study also found all five of Australia’s major metropolitan areas were “severely unaffordable” with a typical house in an Australian city coasting 5.6 times the median household income. Melbourne placed sixth on the list of the 10 least affordable major housing markets coming in with a median multiple of 9.5, Auckland came in fourth with 10.0 and Vancouver was second with 11.8. While the news is shocking to those lucky enough to not deal with the Sydney property market, the report is old news to Sydney locals such as Shannon Jones, who moved from the Sunshine Coast to Sydney to live with her husband, Scott.
Sydney has the second most expensive real estate market in the world, compared to income, according to the latest data. Shannon now pays $550 per week for a one-bedroom apartment in the outer suburbs of Sydney and said the couple deserted any hopes of owning a home when they moved to Sydney. Shannon and Scott earn a decent wage by working in the construction industry, but a crippling median house value of $1 million has priced even them out of the market. “If we were to buy in Sydney, we would
have to buy an investment property because we couldn’t afford the repayments ourselves,” Shannon said. “Also, having to have the 10 per cent deposit is a struggle considering that could be up to $100,000 for a $1 million home. “If I was still living on the Sunshine Coast that $100,000 would be almost a third of the cost of the same type of property I’m living in now.”
Shannon said in her opinion the continued popularity of Sydney’s housing market means there’s no end in sight and no price relief for young couples wanting to buy their first home. “To me, the market will continue to operate as over-priced. People in Sydney will continue to buy and if they are buying then why would the market drop,” she said.

Keen buyers driving auction results to incredible levels It might surprise you to know that Queensland has been the country’s biggest hive of auction activity throughout January, hosting an incredible 433 auctions last week alone - more than double Victoria’s 147 and New South Wales’s 144. A big driver behind this has been the high number of visitors to our region from the southern capitals and their keen willingness to buy property via the auction process. Holidaying here every year, many are now planning ahead for their retirement. For sellers, it’s the ideal combination. Auction crowds of up to 100 people have been yielding 15 plus bidders. Another unique factor this holiday season is the high number of properties that are hitting the market for the first time in decades. It’s usually a very emotional process for the vendors and the culmination of many months of debate among family members. With change a part of life, letting go of the past is the natural next step for these families, for any number of reasons.
From my perspective, it’s always humbling to call the auction for a property that’s been tightly held over generations - there’s a rich fabric of history that forms part of the property’s story and I feel it’s important prospective buyers understand that they’re not just looking at bricks and mortar or square metreage.
