Richardson and Wrench Noosa sales agent Rory Williamson says he has noticed an influx in the number of young families making the move from southern states to Noosa.

A NEW wave of migrants are on their way to Noosa, according to local sales agents who are reporting an influx in cashed-up young families wanting their share of paradise. Richardson and Wrench Noosa sales agent Rory Williamson said he has noticed many young families making the move to Noosa, instead of retirees from Melbourne or Sydney. “I’m noticing a lot of young families, more than usual, are coming up from Sydney, Brisbane and Melbourne looking for property,” he said. Rory said many of the buyers are career-minded professionals with young families looking to relocate to Noosa to raise their children in paradise. “The families are buying up fourbedroom renovators with a pool and an ocean glimpse for the same price as a tiny Bondi studio apartment,” he said. “Due to the extreme prices down south, the migration is in full swing. The demographic of Noosa Shire is seriously changing; it’s no longer a place for the retirees. It’s really affecting our real estate market in the $600,000 to $1.2 million bracket, too.” Rory said the cost of city living and the high-price real estate market means many who are living in the city aren’t able to transition to a free-standing home. “The price difference is just too huge,” he said. “For example, you could sell a Bondi apartment for $1 million, but to then

Byron doesn’t have the infrastructure we have in Noosa, it’s more of a transient place; people come and go. The range of quality schools in the Sunshine Coast is far better too. It’s a big drawcard for young families.” Rory said a lack of work and career opportunities may put off some buyers from migrating to Noosa, but with so many people now working remotely and online, it doesn’t have to be a factor anymore. “People are working remotely, so many people can now earn a living from their laptop. Many are starting businesses or completely changing careers. I even know a few who have kept their jobs down south, they fly

down for two to three days a week then work from home on the Sunshine Coast for the rest of the week,” he said. “Qantas has daily flights, so you can have breakfast with the family, work in Sydney for the day and be home for dinner.” Looking to the coming year, Rory said the Sunshine Coast and Noosa were growing fast and the window of opportunity will soon close. “I believe prices in the Noosa Shire and surrounding areas will rise sharply in that $600,000 to $1.2 million range as they did five years ago in Sydney and Melbourne,” he said. “I believe there is an opportunity right now, but it won’t be here in three years. People are catching on that property on the Sunshine Coast is undervalued when compared to the rest of Australia. “They’re also realising that the lifestyle here is far superior compared to most of Australia. That’s a very tempting combination. Rory has predicted a great 10 years of growth for the Sunshine Coast. “Not just with property but also an exciting new dynamic of demographics, it could give the place a whole new feel,” he said. ●

MORTGAGE DEMAND

SOUTHERN STATES HAVE LION’S SHARE MORTGAGE demand has surged in Melbourne and Sydney, according to the latest data from CoreLogic. CoreLogic’s Cameron Kusher said NSW and Victoria now account for a historically high proportion of national mortgage demand that continues to drive dwelling values higher across the two cities when compared with other regions such as Brisbane. “The current housing market growth phase has really been all about Sydney and Melbourne. When you look at dwelling value growth, increases have been substantially higher in Sydney and Melbourne than in all other capital cities,” he said. “At the same time, demand for mortgages has surged across NSW and Vic (both of which are proxies for Sydney and Melbourne) while it has barely increased across the remaining states and territories.” Mr Kusher said the growth phase started in about June 2012 with a value rise of 21 per cent in Sydney and Melbourne only. But, this isn’t bad news for other regions in Australia with Mr Kusher pointing to a number of factors contributing to these specific growth areas. “The rise in values has been supported by low interest rates and availability of mortgage finance however, other factors such as localised economic performance, population growth and foreign demand have driven the

CoreLogic data for December 2016 shows the mortgage finance across the states and territories as $14.5 billion

in NSW, $9.6 billion in Vic, $5.1 billion in Qld, $1.6 billion in SA, $2.7 billion in WA, $0.3 billion in Tas, $0.2 billion in NT and $0.7 billion in ACT. Over the month, NSW (41.8 per cent) and Vic (27.7 per cent) accounted for a combined 69.5 per cent of the value of all housing finance commitments which was an historic high. In June 2012 when the current growth phase commenced, 33.6 per cent of housing finance commitments were in NSW and 27.1 per cent were in Vic. Mr Kusher said further data shows just how concentrated mortgage demand nationally is currently in NSW and Vic. “With the demand focused so much on those two states, it’s no wonder values in Sydney and Melbourne have increased so much more than in the other capital cities,” he said. “While steps have been made to cool mortgage demand, particularly from investors in Sydney and Melbourne, the data points to the fact that demand remains unquestionably strong. “With interest rates remaining at close to historic lows, it is clear that further changes will be required in order to slow mortgage demand and dampen the increases in dwelling valuesbeing experienced in Sydney and Melbourne.” ●
