BIG WEEK FOR AUCTION RESULTS JUST like this latest heatwave, the local auction market is red hot and there are no signs of it slowing down anytime soon. In fact, this is one of the heathier weeks in terms of overall activity we have seen on the Sunshine Coast and Noosa. Throughout the week, we have seen an increase across all areas of auctions including an influx in registered bidders leading to an increase of under the hammer results, other factors including crowd sizes were larger and sold-prior rates were all up when compared with the same month last year. Southern purchasers migrating to the Sunshine Coast always gravitate towards our auctions because it’s the method of sale they are accustomed to and find this method of purchasing both familiar and reassuring. On auction day, a crowd gathers.

The auctioneer builds momentum as the bidding starts and negotiates with the parties. Bidders battle it out to see who is prepared to pay the most and if the top price exceeds the vendor’s reserve, the hammer falls and the sale is made unconditionally. Even where a sale doesn’t happen on the day, expectations on both sides are publicly clarified and a sale will normally be finalised in the following days or weeks. Auction is good for everyone, particularly in today’s market - it brings sellers together with every possible interested buyer in a transparent way, where everyone can see what everyone else is prepared to pay or accept. Everyone gets to make a personal decision with all the information. I can’t think of a fairer way in the modern world to conduct a property sale. ●

REWARDS FOR GOOD EFFORT THE Century 21 Conolly Hay Group team have returned winners from the Century 21 annual awards, held in Brisbane on Saturday 25 February. The C21 Conolly Hay Group won fourth top office across Australasia for 2016, which C21 Conolly Hay Group has labelled a huge achievement considering there are over 350 offices in the C21 network. Principals David Conolly and Mike Hay both walked away as Centurion Producers again in 2016, putting them in the top two per cent of salespeople throughout Australasia. They both also walked away with the Diamond Award for achieving $180,000 and above settled commission for the quarter. Permanent property manager Maaike Hillegers-Peters won the award for Property Manager of the Quarter in the under 250 managements category, while a number of sales agents walked away with Masters Entry and Ruby awards. HOUSING AFFORDABILITY

PRICES ARE STILL OUR BARBECUE-STOPPER HOUSING affordability is the latest hot topic among the real estate industry, with leading data and analytics company CoreLogic creating a report specifically focusing on the issue. On releasing the report, CoreLogic director of research Tim Lawless said housing affordability was shaping up as one of the most talked about topics for 2017. “Conversations around this topic are taking place daily - from political debates, to media reports and interviews, industry narratives, social media conversations and more,” he said. “Generally, there’s real concern within Australia’s social and economic circles on how best to deal with the housing affordability phenomenon and who from government may assume the role of Housing Minister to lead and tackle this issue. “As Australia’s largest data and analytics company, CoreLogic assigned its frontline research analysts and expert commentators to delve deep and report on the current status of Australia’s housing.” Mr Lawless’s comments come as CoreLogic’s Cameron Kusher reveals there are now more Sydney suburbs with a median house value of $2 million than under $600,000, creating a tough housing market with low stock. “If you are earning a relatively low income in Sydney and are looking to buy a house or unit, you are competing for a

Mr Kusher warned the pool was also declining across the remaining capitals, but not at the same pace of decline as in Sydney. “At the end of 2016, looking at both houses and units, 20.5 per cent of Sydney suburbs had a median value of less than $600,000 compared to 38.5 per cent of suburbs having a median value of at least $1 million,” he said. “To further highlight deteriorating housing affordability in Sydney, 34.6 per cent of suburbs had a median unit value of less than $600,000 at the end of

2016. In each other capital city, a higher proportion of suburbs had a median house value of less than $600,000 than the proportion of suburbs with a median unit value of less than $600,000.” Mr Kusher said a retrospective look at median dwelling values across the suburbs of Australia showed the bracket creep that had occurred over the current growth cycle, highlighting the deterioration of more affordable capital city housing over the past five years. “At the end of 2016, 7.6 per cent of suburbs nationally had a median house value under $200,000 and 5.9 per cent

of suburbs had a median unit value below $200,000,” he said. “To put these figures into some perspective, 11.4 per cent of suburbs had a median house value of at least $1 million and three per cent of suburbs had a median unit value of at least $1 million.” Mr Kusher said there had been a substantial decline in the proportion of suburbs with a median value below $400,000 over the five years to the end of 2016. According to data, at the end of 2011, 53.5 per cent of suburbs had a median house value of less than $400,000 and 69.8 per cent of suburbs had a median unit value of less than $400,000. By the end of 2016, the proportion of suburbs with a median value of less than $400,000 had fallen to 41 per cent for houses and 55.3 per cent for units. “A five-year retrospective look at the individual capital cities highlights the significant shift in the proportion of suburbs with a median value under $400,000, particularly in Sydney and Melbourne,” Mr Kusher said. According to CoreLogic’s data, the Noosa Shire has a median house price of $550,000 when considering housing activity over the past 12 months. The Sunshine Coast Shire returned a slightly lower median house price of $490,000 throughout the same period. The housing affordability report can be found at www.corelogic.com.au.
