SUNSHINE COAST IN HOT DEMAND THE Queensland housing market has shown moderate growth throughout 2016, with a final quarter that revealed strong results for houses in the southeast corner and a weaker result for units, according to the REIQ Queensland Market Monitor: December 2016 quarter report. According to the report, the Sunshine Coast local government area has taken first prize for market growth for the quarter and for the year. The market grew 4.8 per cent this quarter, to a median house price of $545,000 and a hefty 6.1 per cent for the year. Over the medium term, (five years), it is 20.7 per cent higher. The unit market has held its own in a climate of strong supply, and although it only grew 0.2 per cent, to a median price of $375,750 this quarter, it added a respectable 1.6 per cent for the year and is 10.3 per cent higher than it was five years ago. The Sunshine Coast’s glitter strip neighbour, the Gold Coast’s house market outperformed almost every region in Queensland over the past 12 months, with the annual median house price growing 5.8 per cent to $575,000. Only the Sunshine Coast outstripped this market for annual growth. The Gold Coast market also had a strong quarter, growing 2.6 per cent to reach a quarterly median of $590,000. The Gold Coast unit market bucked the state-wide trend of falling unit prices, adding one per cent over the

quarter and 5.5 per cent over the past 12 months. The continued massive infrastructure and construction programs have attracted workers and been a significant driver of population growth. The Brisbane LGA median house price grew 1.6 per cent this quarter, to a new high of $655,000. The annual median house price grew 4.1 per cent over the past 12 months and REIQ CEO Antonia Mercorella said the Brisbane residential house market

was a dependable performer. “This is the consistent, sustainable growth that the Brisbane house market has become known for and it is great that it’s such a solid performer,” she said. The unit market performed less well, falling four per cent this quarter, with supply issues finally gaining traction that many had forecast. However, over the past 12 months the unit market has only fallen 1.1 per cent and over the past five years the market is still in

positive territory, having grown 11.3 per cent. “These supply issues have, as expected, had a small impact on prices, however, we know that the market is an excellent self-regulator and developers are already scaling back projects scheduled for this year and 2018,” Ms Mercorella said. The strength of houses and the weaker performance of the unit market was a consistent theme throughout much of the state. ●

THE Reserve Bank of Australia has left the historically low interest rates on hold, and CoreLogic’s Tim Lawless expects the decision to keep housing demand strong. At its meeting on 7 March, the Reserve Bank’s Board decided to leave the cash rate unchanged at 1.5 per cent. Mr Lawless said it was with little doubt one of the key topics of conversation at the board meeting was about housing market conditions and the ongoing rebound in the rate of capital gains over the second half of 2016 and first two months of 2017. “The CoreLogic monthly hedonic index shows capital city dwelling values have increased by 7.8 per cent since the May 2016 rate cut. The renewed exuberance in the housing market over the past eight months is due to more than just low mortgage rates,” he said. “The re-acceleration in capital gains also co-incides with a substantial rebound in investment purchasing activity which has been a key driver of market demand and upwards price pressures.” Mr Lawless said the predicament for the RBA is clear. “They are unwilling to drop rates because this would likely add further fuel to the housing market; they don’t want to push rates higher as this will stifle consumption and investment more broadly as well as potentially place some upwards pressure on the Australian dollar,” he said. “While interest rates remain at their current low level, and in the absence of additional macro prudential measures, we should expect housing demand from investors and owner occupiers to remain strong, particularly in those cities where economic conditions remain strong and migration rates remain high.” Monetary Policy Decision Governor Philip Lowe of the RBA said conditions in the housing market vary considerably around the country. “In some markets, conditions are strong and prices are rising briskly. In other markets, prices are declining. In the eastern capital cities, a considerable additional supply of apartments is scheduled to come on stream over the next couple of years,” he said. “Growth in rents is the slowest for two decades. Borrowing for housing by investors has picked up over recent months. Supervisory measures have contributed to some strengthening of lending standards “Taking account of the available information, the board judged that holding the stance of policy unchanged at this meeting would be consistent with sustainable growth in the economy and achieving the inflation target over time.” ●

TAKING ADVANTAGE OF SOUTHERN PRICES WHETHER it’s down to football or weather, the friendly rivalry between Queensland and the southern states is a firm part of Australia’s history. But when it comes to property prices, the sort of stratospheric numbers southerners have to pay for their homes far outstrips ours - the median house price in Sydney is now over $1.1 million and Melbourne is not far behind. Just when we thought prices in the southern capitals couldn’t possibly go any higher, the latest Home Value Index from researcher CoreLogic has shown prices in Melbourne and Sydney surged again in February. The two cities are now in the top five least affordable markets in the world. Apparently, the southerners are over it. How do we know? Because many agents are

reporting that over recent weeks, they’ve been heading north in droves, apparently seeking both value and a better lifestyle. It’s not just owner occupiers, either investors seem to also be recognising the potential for price growth in our state is far greater and buyer activity is spiking. What this means for Queensland agents and their vendors is greater opportunity. With the level of competition for available property in some areas and price segments at the highest level for a decade, it’s become possible to achieve a sale both more quickly and at a premium price. The best mechanism to capitalise on competition is via the auction process. Even better, it’s a process the southerners are very familiar with and often prefer.

Regardless of whether the property is sold before, after or on auction day, a well-run auction campaign keeps the seller in the driver’s seat, sending a clear call-toaction to all parties who might be interested in buying. And it’s clearly working. Last week, The Auction Group recorded a clearance rate of 78 per cent amongst its partner agents - that’s just two per cent lower than the heady southern property markets.
