INVESTORS POWER HOUSING INTEREST rate cuts and the return of lending to investors over the past year have seen a re-emergence of investors as a dominant force in the national housing market. At the end of last week the Australian Bureau of Statistics (ABS) published housing finance data for January 2017 and according to CoreLogic’s Cameron Kusher, the stats showed that at that time, demand from the investment segment of the market was continuing to surge. “Pairing the housing finance data with the Reserve Bank’s (RBA) lending aggregate data provides deeper insight into housing investor behaviour,” he said. The January 2017 housing finance data showed that over the month, investors committed to a total of $13.8 billion in finance for investment properties. The figure represented a 4.2 per cent rise over the month and a 27.5 per cent increase year-on-year (the largest annual increase since August 2014). Mr Kusher said the latest data shows demand from the investor segment in the housing market continues to surge. “With the substantial increase in dwelling values in Sydney and Melbourne over recent years, home owners are able to utilise the equity in their principal place of residence to purchase investment properties,” he said. “It is clear from the data that many

While investor activity is rampant, the proportion of total housing finance commitments to owner-occupier first home buyers is at a historic low. “On one hand it is positive that home owners are investing on the other hand they can continue to outbid those people that don’t already own homes further locking many potential buyers out of the housing market.”
Mr Kusher said he would anticipate further tightening of lending policies to investors with some lenders approaching APRAs 10 per cent speed limit. “Should this occur it is likely to result in a moderate slowing of demand from the investment segment, at least temporarily like we saw in mid-2015 and early 2016,” he said. ●
PROSPECTS IN HOTEL LEASE THE 99-year leasehold of the Hilton Melbourne South Wharf has been sold, according to CoreLogic RP Data’s Meredith Baume. Ms Baume reported this was the biggest hotel sale of the year, with the 99-year leasehold of the Hilton Melbourne South Wharf selling for $230 million. Ms Baume said the hotel was sold by HHR Conventions, partly owned by NY listed entity, REIT Host Hotels and partly owned by property developer, Plenary. The purchaser was Singapore-based, UOL Group, a public-listed property company involved in the development of residential units, office towers, shopping malls, hotels and serviced apartments. The company began its life in the early 1960s and has been led by chairman Wee Cho Yaw since 1973. The Hilton Melbourne South Wharf is a five-star hotel comprising a ground floor lobby and retail space, a fourlevel podium and 396 rooms over 15 levels; it was completed in early 2009. In its fantastic position overlooking the Yarra River, and only a short walk to the CBD, the hotel is well positioned to cater for guests attending the next door Melbourne Convention Centre and the nearby Melbourne Exhibition Centre. The hotel last traded in 2011 when a 75 per cent interest in the leasehold was transferred at $137 million, according to CoreLogic. ●

CONFIDENCE IN THE BIDDING PROCESS THERE are two types of property news. The boom and the gloom. And when it comes to reporting the doom angle, last week’s property media did a great job. Apparently, we’re at “tipping point” (The Australian), confidence in the housing market has “collapsed” and we should “brace for the sell-off” (Sydney Morning Herald). In other big news, NAB and Westpac both announced out-of-cycle interest rate hikes on both investor and owneroccupier home loan rates, with other lenders apparently set to follow. The Montgomery Fund warned a record level
of debt would leave investors “unable to cope” with rising interest rates and the ripple effect would affect every property, everywhere. “No-one will escape,” they said. Ironic, considering the week before was all boom. So how did the South East Queensland market react? Last weekend, several of the auctions we called looked uncertain. The agents at the helm were not sure they had buyers at the necessary level, but they focussed on following the auction process regardless. The average number of registered
bidders was three. The average number of active bidders was one. In the majority of cases, we saw a careful negotiation with the highest bidder, rather than a flurry of competitive bidding. We were pleased that the majority of our auctions resulted in a sale. Next week we might be back to boom, with a flurry of good news hitting the papers. Regardless, agents who are successful with the auction process are the ones who stick to it diligently whatever might be going on outside of it. ●
