NUTS AND BOLTS OF BUYING PROPERTY Buying property can be an overwhelming experience! It doesn’t matter whether you want to buy established housing or house and land - buying property can be daunting if you don’t know where to start, and who to trust. It is vital to get an understanding of what you can afford to borrow. Every circumstance is unique and as the old saying goes - there is more than one way to skin a cat! What might not work in one situation, may work in another. The more information you can get on qualification the better - as well as all the costs associated with purchasing. There are a few ways of ascertaining your borrowing capacity. Firstly, you can walk into a bank and ask to speak to their loan manager. The positive is that you are going straight to the bank, so they have a fair idea what they are talking about. The downside is going directly to a bank limits your options. Just like your circumstances, each lender is entirely different from the other in terms of the standards they set on borrowing requirements. Unfortunately, going directly to the bank restricts your ability to test the market and get the best loan product that meets

your specific needs. A mortgage broker can be another option in getting more information. The positive of mortgage brokers is that they aren’t tied to one lender - they have access to more lenders and are able to source competitive loans. Traditionally, mortgage brokers are affiliated with an aggregator (ie: Mortgage Choice, Aussie) meaning they will operate under a recognised brand name, but basically run their own operation. Dealing with mortgage brokers affiliated to specific aggregators can also reduce your ability to test the lending market usually these aggregators have accreditation with only a certain number of lenders. The bigger the aggregator, the more lenders they can source loans through. So where do you start? You can come and visit me - I would love the opportunity to assist, obligation free of course! But if it’s not me you see first, the next best option is to start with a mortgage broker. For the reasons above, mortgage brokers have access to a greater distribution of lenders and their loan products. They can also give you qualification on the spot. If you aren’t quite ready for a mortgage application, they can provide you with a solid plan to get you in a position where you will be able to meet the lending requirements of the major banks. Ask plenty of questions, expect good information and answers so that you can be educated on the requirements of applying for a mortgage.

FRANK FACEY CELEBRATES CENTENARY Andrew Facey takes the helm... Frank Facey Real Estate, now incorporating, First National Hall and Partners, First National Neilson Partners, Parklea and Facey Industrial-Commercial, celebrates a century of success this year. We have followed the Facey success story over the past two months, from inception in 1917, to mid 1900s when Frank Facey and his son Angus earned their reputation as the region’s most accomplished and trusted real estate agents. Through tumultuous times that saw the end of WWII and the beginning of new industry, commerce and residential developments in the South East, Frank and his son Angus built a successful business based on strong values and professional integrity. By the time Angus’ son Andrew was ready to join the business in 1968, it was a formidable force. By 1974, Andrew Facey was ready to take over management of Frank Facey Real Estate and lead the company through a series of significant changes which would ensure growth and success through the next 45 years. Andrew expanded the family business to include full scale Industrial, Commercial and Residential developments within the Dandenong, Hallam, Narre Warren, Beaconsfield and Pakenham districts. The South East was becoming more and more popular as farmland was rezoned and redeveloped to create prosperous cities and townships from Dandenong out to Pakenham.
