What does buying off the plan mean? Buying off the plan means signing a contract to purchase a property that is yet to be built. The advantage of this type of purchase is the ability to lock in today’s prices in a property market that is increasing, while potentially enjoying the benefit of substantial stamp duty savings. On the 30th on June 2017 the stamp duty concession for off the plan purchases will be changing. Investors will be the hardest hit with these variations to stamp duty fees. Currently stamp duty is paid on the land value plus construction costs completed at the time of signing a contract. On all contracts signed from July 1 2017 investors will have stamp duty applied to the full contract price. For example, if you are an investor and purchase off the plan before the 30th of June and the land portion of the contract is valued at $150,000 you would expect to pay around $4,000 in stamp duty.
