Last fortnight we discussed who you can utilise in order to help you understand how much you can borrow, and which lenders you can use which best suit your individual circumstances. In this edition, let’s discuss where you should buy. For most of you reading this, you live or work in the south-eastern suburbs so most likely somewhere close to where you are right now! For those of you who have been actively searching for land, that is easier said than done! Whilst just two years ago Cranbourne East, Carrum Downs and Pakenham were affordable options for first home buyers, land prices have soared due to demand. Most land estates in Carrum Downs and Cranbourne East have been bought up and previously affordable estates in Pakenham are quite expensive - pricing first home buyers out of the market. With the challenges presented above, we can still assist first home buyers into house and land packages at reasonably affordable prices. The key thing to remember is first home buyers and more pertinently the words - first home. Speak to mum and dad - are they living in the very first house they ever bought together? More likely than not, the answer is no. Now you need to run very fast away from them before they start telling you the story of how they scraped all their
money together to afford their house! But mum and dad’s first home purchase is a familiar situation I am sure you can empathise with. Something worthy of more than just a thought! The land prices are significantly cheaper and the overall size is superiorly larger - that is having your cake and eating it too!
