WORKING HARD FOR THE BEST RESULTS BY JOLENE OGLE NOOSA’S real estate scene has long had a reputation as a thriving market, but behind the prestigious status is a band of sales agents helping buyers, sellers and investors boost the local market. The agents are seldom regonised as the media favours reports on the sometimes astronomical sales price or quirky features of a home, but the annual Real Estate Business awards seek to highlight the hard work of those driving the industry. This year, a range of Noosa agents have been nominated for awards including much-loved Richardson and Wrench Noosa agent Kate Cox who is vying for the top prize as the regional sales agent of the year. Kate has been the go-to sales agent for homes from a $300,000 price tag to a $3 million price tag since she stepped into the local market a decade ago. For Kate, the nomination as a finalist in the REB awards is recognition of much hard work. When I heard the news I felt quite humble and even had a little tear,” she said. “It’s nice to know your hard work gets recognised.” Kate represents a range of buyers, known to easily swing between prestigious international investors to young families looking for their first home - a move Kate said is a deliberate way to stay relevant and in the market. “I purposely directed my career towards the investor and owner-occupier and different price ranges,” Kate said. “This way no matter how the market is going I’ll have something to sell. Also the client can start with a small investment property then after a few years decide to move here permanently, and who wouldn’t?” While Kate now boasts a prolific and successful real estate career, she started in radio sales and hospitality. For Kate, it’s important others know it’s never too late to change career or try something new. “When looking back on my career, the one thing that does stand out is I got married at Picture Point Terraces 10-years-ago and never dreamt I would be in real estate at the time,” she said. “A few years later I’m standing on the

PRELIMINARY figures show 77.2 per cent of auctions were successful across the combined capital cities, while auction activity rises week-on-week, according to Core Logic. Core Logic head of research Cameron Kusher said the auction activity across the combined capital cities has increased throughout last week week, up from 2409 auctions last week, to 2794 this week, making it the sixth busiest week this year. “This week’s weighted average clearance rate across the combined capitals was 77.2 per cent, increasing from a final clearance rate of 72.8 per cent over the previous week, while at the same time last year, both volumes (1920) and the clearance rate (68.9 per cent) were lower,” he said. “The two largest auction markets, Melbourne and Sydney, saw their preliminary clearance rates rise, with Sydney at 80.7 per cent and Melbourne at 79.2 per cent, although Sydney, and to a lesser extent Melbourne, tend to revise down over the week when the remaining results are captured.

GROWING CONFIDENCE IN INDUSTRY THINGS are looking up for the Queensland economy and building industry, with business confidence improving during the past year according to the results of the annual Master Builders survey. The Master Builders Survey of Industry Conditions looked at results from April 2016 to March 2017 and found the majority of respondents (52 per cent) think the economic outlook is stable, while 39 per cent said it’s getting stronger. Master Builders deputy CEO Paul Bidwell said conditions in the residential sector stabilised for the majority of respondents during the past year. In the non-residential

sector they improved off a lower base. “The percentage of respondents who regard conditions as stronger has increased. Even more telling is the significant decline in the percentage of people who regard conditions as weaker compared to the previous year. These results are expected to continue into 2018,” he said. The report also found the level of business activity improved markedly, with more respondents (39 per cent) reporting stronger levels of work in progress, while fewer (29 per cent) reported weaker levels. Businesses are also confident

in the future, with 91 per cent of respondents expecting the situation to improve or at least remain stable. According to the report, the south-east has been the real standout performer of 2016. Greater Brisbane, the Gold and Sunshine coasts all enjoyed a strong year. Looking forward, expectations are that this will begin to moderate in 2017 but remain positive. Of the regions, the Downs and Western, and Wide Bay have been quietly ticking along with positive, yet modest results. They expect to continue in this way, without the large swings of the other regions. ●
