We have gone into some detail previously about some pertinent topics which have been raised from current affairs and newspaper headlines. In the eyes of the bank - serviceability is what they perceive you can afford to borrow in regards to your mortgage and home loan repayments. Serviceability therefore is a calculation of all your personal expenses deducted from your sources of income. What is left over is your capacity to afford mortgage repayments. Things like car payments, personal loan payments, credit card limits, any HECS or student loans, living expenses like groceries and bills and having kids all impacts against what you earn on a weekly, monthly and yearly basis from your job. The more income you have - the more you can obviously borrow based on the serviceability calculator. However, if you have a lot of short term liabilities (like car loans and personal loans or credit cards) then that income quickly deteriorates away to not being able to

The lake currently has one launching point, a boat ramp on the western side of the estate. The Cardinia Shire council has already contributed $10,700 to the project with another $10,700 needed from the community to fund the project. It will have a locked gate - allowing only members of the LSC-P to gain entry - designed especially for the C Crane/ Lift Hoist for the disabled confined to wheelchairs. It will not be available for people wishing to fish. Prominent Cardinia developer, Parklea will donate a further $2000 for the build and will fund jetty signage for the club should the project go ahead. In return, residents of the Parklea Timbertop estate will have the opportunity to sail the lake
during the 2017/18 season commencing in November. “The jetty is a really exciting development for the community and one we felt was worth supporting especially for the disabled confined to wheelchairs," Jarod Mills said. “Adjacent to the Cardinia Cultural Centre, Lakeside Park is already an icon in Pakenham, with many locals enjoying walking and playing in the park. The jetty will enhance the area as a place where the community comes together." Members of Lakeside Sailing Club are also excited about the prospect of a new jetty. The club, formed in 2011, now owns several sailing boats for members young and old to enjoy. Their sailing program commences in November each year and runs through until the end of April the following year.
