CHANGES AND GROWTH

OVER the past five months we have followed the early history of the Frank Facey Real Estate business. We have seen it grow from a one-man office in Dandenong to a multi-office network throughout the southeast and embracing the First National brand and leading the way through the myriad of challenges which the decades presented. Francis P. Facey was a carriage builder in Dandenong in the early 1900s and yet he was so inspired by the potential for future growth in the district that he opened Frank Facey Real Estate in 1917. In commemoration of the one hundred

successful years that followed, we continue now, to note the significant points in history, and the chief personalities involved, in the success of this remarkable company. While it wasn’t always plain sailing, the popularity of the region gathered momentum and by 1992 Frank Facey First National Real Estate had opened offices in Dandenong, Narre Warren and Mulgrave. Drawing on local knowledge and experience, these offices were able to facilitate important land and residential sales throughout the area. They also provided much needed

advice for new developers who were previously unfamiliar with the opportunities now available in the region. Andrew Facey (third generation) made a significant decision in 1992 to form a specialist industrial and commercial business. He decided to sell the Frank Facey Dandenong residential business to Michael Hall. The industrial side of the business then became Facey Industrial-Commercial with Andrew Facey, Graham Kendall and Terry O’Dea at the helm. Andrew Facey retained his partnership with John Archibald in the Narre Warren office. These were exceptionally busy times and both the residential and the industrial side of the business thrived. Also during 1992, Michael Hall (Frank Facey First National Dandenong) along with Garry Masters opened an office in Waverley Gardens Shopping Centre. Mulgrave was now experiencing a surge in growth and Frank Facey First National continued the tradition of being in the right place at the right time. By 1994 Michael Hall, together with Peter Curtis, expanded the business further when they opened another office,

this time in the Endeavour Hills Shopping Centre. As more and more people were attracted to the south-eastern region, Frank Facey First National Real Estate positioned its offices strategically throughout the area, ensuring a comprehensive stronghold within the real estate community. As predicted by Francis P. Facey back in the early 1900s, the rolling green hills and broad acre farmlands provided the perfect opportunity for an expanding population. Exciting new towns and cities were born throughout the region, creating their

Given my bias is towards the building industry specifically, I am going to discuss with you the things to look out for with builders and the various questions to ask to ensure you are getting the best value deal for the most affordable price possible. First home buyers make up the demographic that is the most commonly underrepresented in the market and, unfortunately, the segment which is most taken advantage of. Our industry has developed a bit of a used car salesman type of reputation. Most of it is unfounded - some bad experiences for some don’t equate for others (this goes for all builders). The first piece of advice I have is to not be seduced on price. If you are low balling builders on price, expect a cheap product lacking quality and finishes. You buy a brand-new car from a reputable brand because of its perceived quality so why would you compromise your home for price? It is something I will never understand, but I am never short of amazed how people believe they are getting a better deal at a cheap price. If you are going to be seduced on price point, the odds are going to be heavily

weighted against you in terms of inclusions. To start with most builders advertising a low price point are going to skimp on site cost allowances which means a provisional allowance for site extras after you sign your build contract. Once they complete full soil investigations, nine times out of 10 you will be hit with some sort of site cost variation. Those of you who intend to build in the south-eastern suburbs should be mindful that the usual requirement for site classifications is an H class slab. Almost every builder allows for only an M class so you will be looking at a minimum of $5000 in extras before you have discussed what is allowed inside (or more to the point, what is not allowed inside) your home. Sticking with the external inclusions (or exclusions), be mindful there is no point in building a house without a driveway included. Concrete is expensive and builders get their cube rate supplied at a much lower rate than what a subcontracted concreter is going to charge the general public. Secondly, most land estates these days require you to have a concrete driveway installed prior to occupation of the home. Bank finance is still relatively cheap so it is important to include these items in your build contract - it won’t affect your repayment by any more than $5 per week!
