FRENZY AT AUCTION NARRE Warren South is continuing to cement itself as one of South East Melbourne’s most sought-after suburbs, with a property selling for a reportedly recordbreaking price of $1,721,000. Agent Peter Ferguson from O’Brien Real Estate in Narre Warren said the four-bedroom, three-bathroom and threegarage home attracted an audience of about 60 people and had four determined bidders chasing the 4654 square metre property. “It went crazy. We had roughly 60 people in attendance, with four bidders,” Mr Ferguson said. “It was very spirited bidding, with buyers stretching their budgets.” Selling ‘well above expectations’, the Hillsmeade Drive property smashed the suburb's median four-bedroom house price, which according to realestate.com. au is roughly $586,250. Exceeding its anticipated price, Mr Ferguson admitted the vendors were both shocked and delighted by the final price. “The highest price I’m aware of in Narre Warren South prior to this was $1.5
million. Recently a house in the same street reportedly sold for $1.46 million,” Mr Ferguson said. “This property set a record price for the area. It sold well above market expectations, so we’re very happy for our vendors. “They’re absolutely blown away with the result. It will allow them to bring their retirement forward.” With a professionally surfaced tennis court, basketball court and a fullyenclosed, solar heated indoor pool and spa, the property undoubtedly attracted buyers due to its numerous lifestyle features. The last three to four years have seen a phenomenon in housing that previous generations did not experience; the price of land outstripping the cost of construction in the outer suburbs. It is ridiculous to think that product with over 1000 inputs could possibly cost less than a bit of dirt. Don’t be deceived just because building now costs less than purchasing land does not mean building is getting cheaper. The opposite applies - subcontractors and suppliers are continually raising prices to keep with the market. After all, the subbies out there may own a home, or may be looking to build one. They are just as impacted by the soaring prices of land as anybody else and they are simply doing what they can to ensure they keep up with the pace of inflation. The State Government announced in May that it is going to create 17 new suburbs - of which only three are proposed in the South-Eastern corridor. Put simply not enough is being done to help young buyers in the south east get access to affordable and decent land to put a house on. More needs to be done to increase supply and access of land. It is that simple. As for my advice and guidance; those self-employed looking to buy a home Be organised! Don’t procrastinate getting your taxes done - get yourself together and lodge your returns within days of July commencing. Heed this advice now - you will thank me later!
