But it also brings with it some changes to legislation which will affect the housing market. If you can remember the very first home buyers guide, it was in response to the State Government introducing stamp duty exemptions for first home buyers for property purchasers of up to $600,000. As of 1 July, that exemption commences for first home buyers entering land contracts and other contracts of sale for established properties. I made the claim that this reactionary measure would not do as much as the State Government would hope for first home buyers. I believed and still believe that land developers will utilise the savings in stamp duty to effectively raise their prices. This was and still is a ‘Captain Obvious’ prediction. Anyone who has bought or is seeking to buy land knows; regardless of a stamp duty reduction land prices are continuing to rise. I am no genius for pointing to that fact. The fundamental problem hasn’t been solved - the supply and quality of land

available has not changed - it has gotten worse. The last three to four years have seen a phenomenon in housing that previous generations did not experience; the price of land outstripping the cost of construction in the outer suburbs. It is ridiculous to think that product with over 1000 inputs could possibly cost less than a bit of dirt. Don’t be deceived just because building now costs less than purchasing land does not mean building is getting cheaper. The opposite applies - subcontractors and suppliers are continually raising prices to keep with the market. After all, the subbies out there may own a home, or may be looking to build one. They are just as impacted by the soaring prices of land as anybody else and they are simply doing what they can to ensure they keep up with the pace of inflation. The State Government announced in May that it is going to create 17 new suburbs - of which only three are proposed in the South-Eastern corridor. Put simply not enough is being done to help young buyers in the south east get access to affordable and decent land to put a house on. More needs to be done to increase supply and access of land. It is that simple. As for my advice and guidance; those self-employed looking to buy a home Be organised! Don’t procrastinate getting your taxes done - get yourself together and lodge your returns within days of July commencing. Heed this advice now - you will thank me later!
