Do you want to know how a Land Development Agreement (LDA) can add at least 50 per cent (or more) value to your broadacre land holding? To demonstrate this premise, rapidly expanding broadacre land developer Resi Ventures is offering landowners with a minimum 10 hectares (UGZ) a complimentary plan of subdivision to determine their site’s true underlying longterm value. Directors Khurram (Kaz) Saeed and Anthony Braunthal said a subdivision plan allowed a land owner to accurately determine the lot yield and therefore the optimum method of development. “By assessing a site using the latest planning requirements, Resi Ventures determines the highest and best use for the land. The key is then to maximise the value over the development period, which we achieve using our development expertise,” they said. In many cases this has led to a 50 per cent plus increase in value of the land for the owner over a cash sale by choosing a Land Development Agreement (LDA). “Basically, under an LDA the land owner contributes the land and we pay for everything from planning and infrastructure
to marketing and sales and share the profits along the way,” they said. Underpinning the LDA is the fact there is no bank borrowing against the land, plus the added security of a guaranteed price per hectare, which the directors say allows the land owner to sleep at night knowing that their asset is secure. This also takes away the downside risk as the guaranteed floor price sits above what they could sell the land for in the current market. “We know that agents are constantly calling landowners with offers, but a cash offer is rarely the best way to realise the highest value for your land. “By selling at today’s price you are missing out on the uplift in values through demand that often sees property values jump significantly by the time the development is completed.” Resi Ventures is one of Melbourne’s fastest-growing residential property developers with more than $500 million under development in Rockbank, Plumpton, South Morang, Lalor, Werribee, Beveridge and Gisborne with plans for new estate to be launched in the Sunbury Growth Area in 2018 and other deals currently under negotiation. All the estates are being developed via a combination of acquisition and joint venture structures called Land
Development Agreements (LDAs). “Historically landowners have just sold their land to developers who make a huge uplift in turning the land into a new housing estate. With a Resi Ventures LDA you can share in these profits and enjoy a return often more than 50 per cent greater than a terms sale,” they said. Resi Ventures has removed the development risk and upsized returns by: · Providing 100 per cent of the equity to complete the development works; · Never using the land as security to borrow from a bank; · Keeping the landowner on title until lots are sold to the purchasers; · Guaranteeing a fixed sum per lot at a premium to today’s market value; and · Paying out a percentage of the lot sale value so returns are linked to future prices. “Flexibility is the key to an LDA. Returns from the project will start the day you sign on with Resi Ventures and continue as each of the lots are developed, sold and settled,” they said. All LDAs are tailored to the needs of landowners with a typical Resi Ventures LDA working as follows: · Resi Ventures advances money for your land that you can use straight away; · Resi Ventures pay the ongoing holding
