PROPERTY prices across the Sunshine Coast region are on the increase, and the upward trend looks set to continue. The latest research from CoreLogic indicated the Sunshine Coast property market had the highest growth in house and unit values in regional Queenlsand, after the Gold Coast. In the June quarter house values increased by six per cent and unit values increased by 4.4 per cent. To the north in Wide Bay values fell while on the Gold Coast house values went up by 7.5 per cent and units values increased by 5.9 per cent. CoreLogic research analyst Cameron Kusher said the Sunshine Coast region also had a three per cent increase in house sales over the quarter. “Some regional areas are enjoying the benefits of buoyant property market conditions due to housing demand rippling outside of the capital city boundaries into regional towns, particularly coastal regions,” Mr Kusher said. “Unfortunately, regional areas closely linked to the resources sector are still doing it tough; while conditions are generally stabilising in these areas we expect relatively soft conditions to continue throughout the year. “With mortgage rates still low, the attractiveness of housing, particularly in some of the larger coastal regional markets, is likely to continue to show further growth over 2017.” During the June quarter 11,068 homes were sold in the Sunshine Coast region; 64 per cent of those were houses and 35 per cent units. Meanwhile in the capital cities growth in real estate activity is heralding in the spring season. An increase in auction activity is expected to continue through September. IT’S BEEN 12 months since Leanne Spence and Pip Whittaker pooled their decades of experience to create their own property management group Elite Rentals Noosa. As the pair celebrates the business’s first birthday, property manager Pip Whittaker reflects on the phenomenal growth and overwhelming success they have enjoyed. What is your background in property and what brought you together? Leanne and I met back in 2008 when I joined a franchise agency where Leanne was working as senior property manager. We have remained friends and work colleagues since. What made you think of setting up the business? I had decided that I didn’t want to work full-time any longer and unbeknown to me Leanne had been contemplating ways to create a better work/life balance. So when I bumped into her many months after I left my corporate job, she floated an idea to me. After several conversations, we decided to move forward with our idea and it all went from there. After a year in business what have you learnt about running this business that you didn’t know before you started? Leanne has been in property management in Noosa for about 14 or 15 years so she’s got a wealth of industry and local knowledge. I had just moved from the ski resort of Falls Creek where I owned a hotel and restaurant so I had the backend skills. We both love that we have the autonomy to adapt to our clients’ needs. Have there been challenges to overcome? Our motto is “we don’t do problems, we do solutions” so it’s all about setting up systems and procedures that help us create the solutions and adapting to each situation as it arises - no two situations are ever the same.
What is it you do differently for your clients that has made your business a success? Good old-fashioned service and communication. We always keep everyone well informed. People just want to be kept in the loop and respected, and we pride ourselves on being up-to-date on legislation and compliance in the industry. How do you go about matching tenants with properties? Leanne is the master - it’s fascinating to watch - she just has this amazing knack of matching tenants to properties.
If you were to start the business again now, are there things you do differently? I don’t think so. We are ethical and honest, and treat people the way we expect to be treated. You get back what you put in, and our success has proven that. We have been surrounded by the most amazing people who have supported and encouraged us since the beginning.
