SPRING INTO SALES SEASON AS spring arrives in all its Queensland glory, real estate agents start polishing their For-Sale signs and checking their phone battery life, preparing for the busiest time of the year - or is it? We’ve already seen lots of media reports about the “traditional selling season” being a bumper time of year to buy and sell property. In Queensland the best time of year to be out and about enjoying the fresh air and sunshine is in the milder seasons of spring and autumn, so it stands to reason this is also the best time to visit open homes and attend on-site auctions. But if we look at the data, in actual fact, spring as a busy sales season is only a very recent trend - since 2012. It’s definitely not a historic trend. Looking at CoreLogic data going back

to 2011 for all transactions (houses and units combined) we can see that, with one exception (2015, when winter was the busiest season) spring has dominated as the busiest season for buying and selling houses. Prior to 2012, autumn dominates as the busiest season. Summer gets a guernsey in one year, and, as mentioned earlier, in 2015 it was winter. So we can see, from 2012 onwards spring is definitely a great time to buy and sell property - everyone else is doing it! If we look at houses, which make up the bulk of the real estate market (units are a small part of the market), spring has been the busiest selling season from 2012-2016. What happened prior to 2012? Well, in 2007, the global financial crisis unfolded and the volumes of house sales in that year was the biggest in the past 12 years.

Autumn was the most popular time to sell your house in 2007, 2009, and 2010. In 2008 it was summer. Spring has been the best season to buy and sell houses, but only since 2012. In 2011 something changed and suddenly spring became the best time of year to get out to those home auctions. And we think this can be explained by consumer perception, likely driven by media reports that identified the first trend and supported by real estate agents. In 2012, the spring season did markedly better than the other seasons, so that was reported in the media and it caught on from there. Perception becomes reality. If consumers think it’s a great time to buy and sell property, then it becomes true. This trend seemed to peak in 2013. Since then we’ve seen spring tapering off.
