RECORD SALE IN MONBULK
REGIONS FOR RENTAL RETURN While increasingly attractive to homebuyers, regional Victoria is also delivering the state’s highest rental returns for investors. New REIV data shows two-bedroom properties were among the best performing in the year to June, producing a gross rental yield of 5.2 per cent for units and 5.1 per cent for houses. By comparison, the same sized homes in metropolitan Melbourne delivered returns of 4.1 and 2.6 per cent respectively. The yield is the potential rent in relation to the purchase price, with the ideal combination being a low purchase price and a high weekly rental. Morwell in the state’s south east delivered the highest yield for two-bedroom homes, at 8.1 per cent. With a median price of just $118,500, two-bedroom houses in the town have recorded solid rental growth in the past year, up 5.6 per cent to a weekly median rent of $190. Wangaratta, in north east Victoria, was another top performer for investors with gross rental returns of 7.6 per cent for similar sized homes. Towns in the Gippsland region also produced some of the highest returns for two-bedroom homes including Moe (7 per cent), Bairnsdale (6.6 per cent), Sale (6.3 per cent) and Traralgon (6.1 per cent). Other regional areas delivering high dividends for investors of small homes include Echuca, Mildura and Wendouree, at 6.7, 6.6 and 6.2 per cent respectively. Meanwhile, three-bedroom homes also delivered solid returns for investors across the state at 4.7 per cent in the year to June.
