RENTALS FEW AND FAR BETWEEN BY TESSA MAPSTONE “GOOD luck getting into a rental”. That was the message from Living Here Advantage principal Jo Pruss as the Real Estate Institute of Queensland released its latest rental vacancy rates. The latest data revealed that the Noosa rental market was among the tightest in the state, behind Caloundra, the Sunshine Coast hinterland and the Sunshine Coast. Noosa rental vacancy rates dropped from 3 per cent in the June quarter to a tight 1.5 per cent in the September quarter. With a vacancy rate of just 0.6 per cent, Caloundra has become the tightest rental market in Queensland, while the rate in the Sunshine Coast hinterland sits 1.3 per cent and 1.8 per cent on the Maroochy Coast. Ms Pruss said there were few homes available for rent in the Noosa area, and any that came online were being snapped up quickly - one property listed on Sunday night attracted five inquires by Monday morning - and high prices were putting pressure on prospective tenants. “I’m finding quite a few people coming to look at properties who want to be in share housing, because the rates are quite high,” she said. Ms Pruss said 60-70 per cent of prospective tenants she met were locals moving within the area. “The rest are mostly people moving into town from outside the area, from Sydney and Melbourne, Bundaberg and places like that,” she said. “It’s a good time to list your property if you have an investment.” REIQ chief executive officer Antonia Mercorella said rental demand was outstripping supply across the Sunshine Coast Statistical Division, which incorporates the Noosa and Sunshine Coast local government areas. “Tenants may struggle to secure rental accommodation in this region, and it is
fair to say this area would benefit from additional supply being built to help improve market conditions,” she said. Ms Pruss said with the limited supply of new housing within the Noosa shire, she did not expect vacancy rates to ease significantly in the near future. “I think long-term for us it (Noosa) is still going to be a good place to invest - for owner occupiers or landlords,” she said. “Tewantin is probably a more affordable place to buy and get decent rental returns. “Anything an investor will buy in Tewantin or Noosaville that is going to return $600 a week will sell very quickly.” The latest data showed a general tightening of the rental vacancy rates across regional Queensland as employment opportunities attract workers, while vacancy rates eased slightly in and around Brisbane. In regional Queensland, the number of weak markets fell from 10 in the June quarter to six in the September quarter. Overall, the Brisbane local government area moved from 3.3 per cent to 3.6 per cent, just crossing into weak territory. “Brisbane has undergone an incredible transformation, with unprecedented levels of apartment supply coming onto the market in the inner and middle rings over the past few years,” Ms Mercorella said. “We are starting to see the impact of that supply as it finally catches up to high levels of pent-up demand. “We are confident that this will be brief because Queensland’s population is continuing to grow, particularly in the southeast corner, and growing population means growing demand for housing.” ●

PRIZED HOME MAKES GRAND STATEMENT GIBSON Building took out the prize for House of the Year in the Wide Bay region, and now owner Kieran Gibson is turning heads in the Noosa region with an innovative hinterland home, complete with shipping container pool. Faced with a steep and sloping block, the brief was to build a grand, yet ecofriendly home utilising the Verrierdale site’s elevated position and stunning hinterland views. Gibson Building partnered up with a shipping container pool builder to offer an innovative, eco-sensitive and cost effective solution to help the owners beat the summer heat. Mr Gibson said he hoped the firm’s design and build of custom homes would shift the mid-range luxury home market on the Sunshine Coast. “When we’re planning a new custom home build for a client, we favour functional environmental design - design
that is sympathetic to the shape, size and orientation of the block of land, dictated by the direction of the sun, shade and breeze,” Mr Gibson said. “We’ve also partnered with suppliers including a pool builder who uses recycled shipping containers for above ground pools - which is both functional and environmentally friendly, but also adds a unique element to the property that people haven’t seen before.” A multi-award winning home builder, Gibson Building took out the House of the Year award for Queensland’s Wide Bay region at the October HIA Housing Awards for a statement home in Agnes Water. Mr Gibson hoped the Verrierdale home would be the next in contention for the prestigious HIA Award, once complete. “We really focus on a unique style of home that is designed and built to suit the type and location of the land, which varies for every client,” he said. ●
THE property market within Noosa and the Sunshine Coast has boomed in recent years, and the number of real estate professionals has boomed along with it. Census data has revealed a 22 per cent growth in the number of real estate agents working in Noosa and the Sunshine Coast since the 2011 census - rising from 2272 to 2775 in 2016. And women make up 59 per cent of all workers in the property operators and real estate services category in the region.
