EXPERIENCE AND PRESENCE A hammer of a different kind fell at the charity auction to mark the official opening of Century 21 Conolly Hay’s newest office at Tewantin. The agency, with six years presence in the Noosa real estate scene and decades of combined industry experience, opened the new office at 97 Poinciana Avenue on Friday. To celebrate, the group held a fundraiser in support of Diabetes Australia. The latest opening was a testament to the success of the group, led by directors David Conolly and Mike Hay, now boasting four offices in Noosa Heads, Sunshine Beach, Peregian Beach and Tewantin. Mr Hay said the new office was a strategic win for the business. “Staying ahead of the game is our
priority, and by growing our business in key locations on the Sunshine Coast, we hope to make it as convenient as possible for people to get in touch and get to know us,” he said “We want the greatest successes for our clients and believe it is essential to be close to the local community to achieve this. “Whether it’s helping find the best schools for their kids, giving tips to spend time on and around the coast, or being there for anyone who needs us after a sale is complete.” The team of 24 local real estate professionals will continue to service the burgeoning local residential and holiday rental market.

CAPITAL gains growth has slowed in the property market across the capital cities and the country, but not here. The Sunshine Coast experienced the highest growth rates in Queensland in the past year, at 6.6 per cent, according to CoreLogic. Growth rates on the Gold Coast were the next strongest in Queensland, at 5.4 per cent. CoreLogic director of research Tim Lawless said the September quarter had revealed the slowest pace in quarterly gains across the capital cities and regional markets since June 2016. “Despite the overall weaker performance, growth rates have been remarkably strong in some regional markets,” he said. The median sale price in Noosa Heads rose by 13.7 per cent in 2016/17, to $895,000, in Cooran it rose by 11.8 per cent to $397,000, Doonan 10.6 per cent to $785,000 and Sunshine Beach by 10 per cent to $1,160,000, according to CoreLogic. With the continued growth and infrastructure across the region as a whole, the local property market is expected to remain strong. South East Queensland’s climate, lifestyle and property prices continue to attract interstate buyers, according to the McGrath Report 2018, with increasing inquiries from young Sydney families who felt priced out of the market and investors looking for more attractive capital growth prospects and rental yields. ●

BY TESSA MAPSTONE SET around the winding Noosa River, Tewantin is a town on the rise. House-prices in the leafy suburb of Noosa have grown by almost 9.5 per cent in the past 12 months. With a tight rental market, a drop in housing supply and a strong 4.7 per cent yield, Tewantin was last month tipped as being one of the nation’s hottest suburbs in which to buy an investment property under $600,000. Originally a timber town, Tewantin was the first settlement and river port in the
Noosa area, established in 1871. Today it is the Noosa region’s administrative centre and launching point for the pristine Noosa Everglades, Noosa North Shore, the Great Sandy National Park and Fraser Island. It’s home to shops, cafes, a hotel and the Noosa Marina, and many locals who own businesses or work in the bustling tourist destination that is Noosa. The top employing industries for people who live in Tewantin are hospitality and accommodation, followed by supermarket and grocery stores, residential aged care services and hospitals.
Just under a third of homes in the suburb are rentals, with just under two thirds owner-occupied. Living Here Tewantin property manager Jo Pruss said Tewantin offered affordable house prices compared with other Noosa suburbs, and decent rental returns. “Tewantin is one of the hottest spots to invest in property,” she said. With its open spaces, glorious river vistas, forest surroundings and bustling main street with all the services you would hope to find in any town, Tewantin is in a prime location while remaining affordable. ●

Sparks Architects’ Tent House has won the People’s Choice Award at the Australian Institute of Architecture’s 2017 National Architecture Awards. Architect Dan Sparks said it felt wonderful for his work to be singled out by the Australian public. “I think it (the Tent House) allows people to appreciate how different, and perhaps ‘striped back’ our understanding of ‘house’ and ’shelter’ can be,” he said. “It perhaps plays with a certain romanticism of living simply (though very comfortably!) on a platform, under a tent, in a rainforest. “I think there is also an awareness that various systems explored in this building to respond to changing climatic conditions - are replicable in different building sizes and typologies.” The Tent House was one of three Noosa and Sunshine Coast buildings to be recognised at the national awards. James Russell Architect’s Mitti Street House in Little Cove and the Sunshine Coast University Hospital - designed by Architectus Brisbane and HDR Rice Daubney as Sunshine Coast Architects both received national awards. The Mitti Street holiday house - like the Tent House - embodied the spirit of camping, testing new ideas about ways to live and site-sensitive and climateresponsive design, blurring the indoor/ outdoor lines. Recognised for its sensitive response to Sunshine Coast culture and its vernacular architecture, the Sunshine Coast University Hospital received a National Award for Public Architecture.
