NOOSA’S A PROPERTY DREAM BY TESSA MAPSTONE NOOSA’S property market is leading the state, with unit prices the highest in Queensland and house and land prices the second-most expensive. Unit prices have skyrocketed by almost 18 per cent in the past five years, with median prices now at $479,000. The booming market in both the Noosa and the Sunshine Coast council areas has shown no sign of slowing down, with the latest REIQ Queensland Market Monitor trend market indicators showing demand is still rising. Elysium Real Estate Noosa principal Sean Cary said the strong market was producing fast sales and high prices. “We are facing a shortage of stock in the market at the moment and buyer demand continues to be strong,” Mr Cary said. “Many properties are selling within days or a week or two of listing.” Mr Cary said it was difficult to find a property priced below $800,000 and new homes had been attracting sale prices in excess of $1.5 million. Rising prices in Sydney and Melbourne and ongoing projects in the broader region, like the Sunshine Coast University Hospital, have attracted buyers to the area. Major upgrades to the Bruce Highway and the ongoing development of the Maroochydore CBD and Caloundra South are expected to draw 200,000 more residents to the broader region in the coming 20 years. While the booming market was good news for investors and property owners, home ownership in the Noosa area continues to become increasingly unrealistic for young locals. low-income households and workers in tourism, retail and hospitality, was a key issue for Noosa. “With a fixed amount of land available for housing in Noosa, upward pressure on property prices and rents seems certain to continue,” she said. “Spiralling house prices in capital cities also increases investor interest in Noosa property. “In my view, the provision of affordable housing is a key consideration for Noosa’s next town planning scheme.” Ms Jackson said some possible solutions could include smaller lots, smaller houses and units, and more medium density accommodation. “An additional option is allowing a small
secondary dwelling at existing houses,” she said. “The current Noosa Plan already allows for attached ‘granny flats’.” ●
BEFORE going into election mode the Queensland Parliament passed the Housing Legislation (Building Better Futures) Amendment Bill. The Bill is expected to give the State Government powers to prescribe any minimum standards for rental accommodation, and to apply them retrospectively. The changes outlined in the amendment cover a broad range of issues, including site fee and fee-increase regulation, cooling off periods for residents buying into retirement villages, and a vast array of minimum housing standards including sanitation, energy efficiency of the property, ventilation, cleanliness and repair, protection from damp, the dimensions of rooms, laundry and cooking facilities, privacy and security, water supply, storage facilities and lighting. What the minimum standards will be has not yet been outlined, and further consultation is expected before any changes take effect. Real Estate Institute of Queensland chief executive officer Antonia Mercorella said the REIQ supported the right to safe, habitable accommodation, but the Bill imposed overreaching powers that could hurt landlords and property managers. ●

LAND OF OPPORTUNITY BY TESSA MAPSTONE NESTLED among heath and bushland just a stone's throw from the beach, Peregian Springs is one of Queensland’s fastestgrowing suburbs. More residential development is underway in the suburb, with the continued growth of the Ridges Peregian Springs project, and the area has just been named as one of John McGrath’s top property picks in Brisbane and surrounds. The master-planned community was the second-fastest growing area in Queensland over the 10 years to 2016, with a population increase of 360 per cent. Peregian Springs first opened in 1998 and major development began about 10 years ago. It is now home to more than 7600 residents.
Set just off the Sunshine Motorway midway between Noosa and Maroochydore, and just seven minutes from the beach, real estate agent Leon Butt said the central location was one of the things that appealed to buyers. “Peregian Springs is not only a fantastic family suburb, it’s well located on the Sunshine Coast,” he said. “There’s a fantastic 18-hole golf course, there is access to numerous schools, there are plenty of parks and walkways and family areas. “And topping it off they have a great local shopping village. Who wouldn’t want to live in Peregian Springs.” The master-planned community, which includes Peregian Springs and Ridges Peregian Springs, pairs the stunning natural landscape with sophisticated architecture and is marketed as offering
prestigious community living. The Rec Club’s fine dining, coffee shop atmosphere, pools and gym are available to all residents and their guests. The suburb also boasts 50 hectares of conservation space, wildlife corridors and green spaces, as well as sports fields, three schools, a kindergarten, an aged care facility and a shopping centre anchored with a Coles supermarket. Mr Butt said a range of homes were available within the development, from villas suited to first home buyers, downsizers or investors, to an “amazing selection” of family homes. Construction on the new southern motorway access point is nearing completion, and is expected to minimise congestion as the suburb continues to grow. ●
