WELCOME to the second edition of Geelong Coast New Homes & Land. We’d like to begin with a big thankyou to all the readers and advertisers who embraced the debut edition of the region’s only print and online product for buyers of new homes and land. The response was overwhelmingly positive. We delivered 20,000 copies across Geelong, the Bellarine Peninsula, Surf Coast and even into western Melbourne. At the same time we launched newhomesland.geelongindy.com.au, with all the editorial content of the print version as well as a free E-magazine and listings of local builders and developers. It was a big job but the warm reception for the concept proved that the right product always finds a niche. Again, thanks for the support. But now we move on to the second edition, with plenty of great ideas for prospective buyers seeking inspiration for a new home. And local builder Hamlan Homes is one of the first off the mark with its initiative to protect clients from looming power shortages. ‘STYLING’ seems to be a bit of a buzzword at the moment - it’s all about how you ‘style’ your home, or rooms, if you’re a contestant on The Block. Do you have a personal decorating style? Do you like to follow the trends and change things around or just like to do things once and then live with it? I have to admit that I like to change things around a bit, which is often just a case of using the same accessories in another room for a bit of a different look. I pore over home decor magazines and rummage around online looking for inspiration - and for things that I can actually afford. There are just so many options available for decorating our homes, and now there’s also a huge range for decorating your outdoor living spaces. As Australians, we do like to spend a bit of time living outdoors, but haven’t our yards and gardens come a long way since the ’70s? ... although, ’70s style is very fashionable at the moment. As a nation, we seem to have really embraced outdoor living or alfresco areas, and these areas are now both important and integrated parts of our homes. I love getting a glimpse of all the beautiful homes and outdoor areas in the glossy magazines - they always look amazing - but we need to remember they are set-up to look great for the photos. New head for building body A national lobby representing some of the Geelong region’s premier residential developers has appointed a new leader. URBAN Development Institute of Australia (UDIA) has elected Darren Cooper as national president to replace outgoing leader Michael Corcoran, who has New UDIA national served in the role boss Darren Cooper. since 2015. Mr Cooper has more than 30 years of experience in the development industry and he currently serves on a variety of boards in the development industry, not-for-profit organisations and private companies and is a strategic advisor to national developer, AMEX Corporation. Country house made of straw A new home made of an old-time material is turning heads at Mt Duneed. Tristan and Hollie O’Reilly reveal in the new edition of Geelong Coast (GC) magazine that they spent two years building their strawbale “labour of love”. Tristan tells GC that the home is both sustainable and “healthy”. “Straw buildings have been around for hundreds if not thousands of years - it’s a little more common than most people realise,” Tristan says. “It takes its heating from the sun and having correct shading keeps it cool in the summer. “It’s definitely worth it - it really is a fantastic, healthy home to live in.” The summer edition of GC features a fourpage feature spread on the O’Reillys and their remarkable home. Approvals, builds trending up The strength and longevity of the housing upturn points to the resilience of the industry...
AUSTRALIA’S leading group for residential builders has poured cold water on suggestions that supply is overtaking demand across the national market. “There is no evidence to support claims that there is an oversupply in the housing sector,” said Housing Industry Association (HIA) principal economist Tim Reardon. The most recent edition of the HIA’s National Outlook explained why prospects for the sector were better than previously anticipated, Mr Reardon said. The spring outlook also highlighted the “positive role of solid population growth” as well as the mixed results of government interventions on the market, he said. “In fact, we have upgraded our forecasts for new-home building activity upwards to account for the ongoing strong sales,” Mr Reardon explained. “We have seen stronger than expected building approvals results now justify upward revisions to our forecasts. We have revised our forecast for the number of starts in 2018 up to 195,000, compared to our previous forecast of 184,000 starts in 2018. Mr Reardon conceded that new residential building was “moving back from record highs” but described the slowdown as “very modest”. He pointed out that dwellings under construction were down less than one per cent from the level a year ago. “The downturn in apartment building has been much less significant than we anticipated. Strong growth in the population has kept demand for housing at elevated
HIA points to population boom and solid building approvals behind upgraded forecast. levels while low interest rates and a willingness to invest have enabled the supply of housing to respond,” Mr Reardon said. “There has been resurgence in first-home buyer activity not just because of increased incentives in New South Wales and Victoria but also due to stronger demand in other states and territories. This appears to be as a consequence of the APRA changes resulting in first home buyers incurring a lower
effective interest rate than investors. “First home buyers are also likely to be benefiting from the record number of apartments that are now becoming available. The strength and longevity of the housing upturn points to the resilience of the industry given the challenges posed by the regulatory environment in an environment beset with uncertainties,” Mr Reardon concluded.
The HIA describes its quarterly national and state outlooks as Australia’s “most comprehensive housing report card, encompassing forecasts of new dwelling construction volumes and renovations activity”. The report also includes policy updates, analysis of global and domestic economic issues as well as dedicated state and territory housing databases. ●

Prospects for growth are good INVESTMENT and infrastructure commitments will drive price growth in Geelong housing estates, according to the Real Estate Institute of Victoria (REIV). One of these commitments was the proposed duplication of the Geelong line, which would increase accessibility to areas like Armstrong Creek from Melbourne after completion. In October the State Government awarded a contract to infrastructure advisory company Aurecon to develop a business case for the Geelong to Waurn Ponds Railway Planning Project. The business case wil guide the duplication of the line from Waurn Ponds to South Geelong, with $110m earmarked to complete stage 1. Proposed stations in Torquay and Armstrong Creek could also drive growth in neighbouring housing estates. Governments are also investing in individual buyers, which has increased sales recently. The doubled First Home Owners Grant drove record Geelong house sales last quarter, according to a prominent local builder. The State Government funded increase of the grant to $20,000 helped Armstrong Creek development Warralily to record its strongest quarter yet, said company director Mark Casey Mr Casey said overall sales in the burgeoning suburb had increased from 15 to 30 per cent since the grant doubled. The relocation of Worksafe and TAC to Geelong, coupled with the Federal Government choosing to locate the National Disability Insurance Agency in the city had also increased demand for housing.
More recently software company LiveTiles announced it would base its Asia Pacific headquarters in Geelong, creating 500 jobs. These and other investments could see housing growth in the estates neighbouring Geelong increase as people move to the city. Meanwhile REIV data has revealed regional buyers can save more than $350,000 by purchasing a home in the next
town along the train line. V/Line’s Geelong service recorded the state’s largest median house price difference between neighbouring stations. Commuters could save $374,500 by purchasing in Lara ($455,500) rather than Little River ($830,000), which is just 11km closer to Melbourne. The price also varied dramatically between South Geelong Station ($597,000)
and Geelong Station ($720,000), the data revealed. REIV chief executive officer Gil King said buyers were increasingly looking for affordable alternatives to enter the market in regional Victoria. “Investment and infrastructure commitments in regional Victoria by both the State and Federal governments will drive price growth in many of these areas.” ●
