NOOSA TODAY 23
POPULARITY OF NOOSAVILLE BY JACOB MAY, BASE REALTORS YOU only have to walk down Gympie Terrace on any given afternoon to see how popular Noosaville has become. Lined along the foreshore are groups of locals and visitors enjoying a glass of wine or beer as the sun goes down. Noosaville is the location for those who are looking to live a life of convenience in a picturesque environment. With easy access to Gympie Terrace and the Noosa River foreshore, Noosaville has the appeal that is attracting more and more interstate buyers and retirees. What we are seeing is the increase in townhouse living that is attracting baby boomers looking for a practical lifestyle. To put this into perspective, 1/12 Albert Street, which is going to auction on 10 December, is attracting a huge amount of traffic and has had more than 70 groups through in only a couple of short weeks. The demand is still there for this type of living, and it does not look like it will be slowing down any time soon. With the market slowing in Sydney and Melbourne and people selling their homes for large sums, they are looking for a place to live where they can purchase outright, have money in the bank and live a life focused on lifestyle rather than career. Alongside townhouses there is an abundance of apartments and resort-style living complexes that can be attractive to investors. The lifeblood to this type of investment is tourism. Tourism in Noosaville is strong and is proven by the range of restaurants and bars that run along Gympie Terrace. People don’t just come to Noosa to stay close to Hastings Street anymore; there is a lot more on offer in Noosaville these days and when it comes to heading

INTEREST RATES TIPPED TO HOLD With positive labour market developments and the expected expansion of the economy at a solid pace over the next couple of years, among a range of other factors, the Reserve Bank of Australia has signalled interest rates could stay low. The RBA’s quarterly Statement on Monetary Policy predicts core inflation will stay below its two per cent to three per cent target next year and will not exceed the bottom of the range in 2019. At its recent meetings the Reserve Bank Board judged holding the cash rate at its current level of 1.5 per cent would be consistent with sustainable growth in the economy and achieving the mediumterm inflation target. ●

AFFORDABLE HOUSING PLEA PEAK bodies representing Queensland’s property and social service sectors have called on the incoming government to commit to boosting the supply of social and affordability housing across the state. Property prices in the Noosa Local Government Area are among the highest in the state, and with the rental market remaining tight, tenants face high prices with few rental properties at their disposal. To put downward pressure on housing stress, the Queensland Council of Social Service (QCOSS) and the Property Council of Australia are challenging political leaders to sign up to deliver 38,000 new affordable dwellings and 15,000
new social housing dwellings throughout Queensland during the next decade. The affordable housing target equates to 10 per cent of the total number of dwellings that the Queensland Government’s Housing Strategy estimates will be required to accommodate population growth over the next 10 years. QCOSS chief executive officer, Mark Henley, said 47.6 per cent of Queensland’s low-income households were experiencing housing stress. “Low-income households in South East Queensland and most major regional areas are spending more than 30 per cent of their income to afford the average rental property, and that is not sustainable,” Mr
Henley said. “Housing is a core human right, and is critical to the social and economic participation of all members of our community. “It is critical that the state take action to improve the affordability and accessibility of housing in Queensland.” “Setting a target to deliver 3800 new affordable dwellings and 1500 new social housing dwellings every year for a decade is a necessary first step for policy makers to make a meaningful impact on this problem.” Property Council Queensland executive director, Chris Mountford, said nongovernment organisations and the private
sector could work together to make a positive impact on housing affordability and accessibility. “There’s no silver bullet to the complex issue of housing affordability, which means it is often put in the government too-hard basket,” Mr Mountford said. “Ultimately, the solution lies in basic economics; we need to match supply with increasing demand for housing.” Noosa councillor Ingrid Jackson recently told Noosa Today the provision of affordable housing must be a key consideration for Noosa’s next town planning scheme. ●
SHIRE ESTATE AGENTS SHINE BY TESSA MAPSTONE NOOSA shire real estate agents have been marked out among the top performers in the state as the Real Estate Institute of Queensland released its finalists in the 2018 annual Awards For Excellence. For Cooroy’s Countryside Realty, one of the town’s longest-running agencies started by Robyn Kildey and her business partner 15 years ago, becoming finalist in the Small Residential Agency of the Year category was a thrill. “We are, of course, absolutely delighted to be recognised for all the hard work that we do for our clients,” Ms Kildey said. “As always, our primary focus is servicing the local area that we live and work in, we believe that the coverage we will achieve having been nominated for such a prestigious award will only help to strengthen the community that we all aspire to build and develop.
“With our agency receiving so much attention, naturally so does the area we service, driving more people to the hinterland buying real estate and also for tourism or leisure.” Also shortlisted in the awards was Laguna Real Estate Noosa, with a presence in three categories including Large Residential Agency of the Year, Community Service Award and Residential Property Manager of the Year for Kellie Drinnan. The winners will be revealed at the awards ceremony in Brisbane in March. ●
The team from Realty were thrilled to be named finalists in the REIQ Awards for Excellence.
