CBD DEVELOPMENT INCENTIVES

UNITYWATER and the Sunshine Coast Council are slashing water and utility charges for developers building in the Nambour and Caloundra central business districts. Unitywater chief executive officer George Theo said the company would waive $10 million in water and sewerage infrastructure charges. “It makes sense to have more people using the existing network without having to build extra pipes and other infrastructure because this will reduce the average water and sewerage bill for all of our customers by spreading the cost of owning and operating infrastructure across a larger number of connections,” he said. The development incentives will provide discounts of up to 100 per cent on water and sewerage infrastructure charges and 50 per cent on council charges depending on the density of development. Sunshine Coast Council Planning Portfolio councillor Christian Dickson said the initiative aimed to boost the economy, and Nambour and Caloundra in particular. “Developers are being given a great opportunity - if they build it, they will benefit - and so will these two very important centres,” Cr Dickson said. “Infill development has many advantages. Compared to greenfield development, it can be more cost effective in terms of servicing the development with council and Unitywater infrastructure.” The incentives will be provided on a firstin, first-served basis until June 2019. ●

WATER BILLS PREDICTED TO SKYROCKET

WATER bills could more than double by 2040 unless steps are taken to reform Australia’s urban water, Infrastructure Australia chief executive Philip Davies has

warned. “Unless we act now, we will soon start to experience rising water bills, high taxes or a decline in service quality,” Mr Davies said. Modelling commissioned by Infrastructure Australia showed that without action a typical residential water and sewerage bill could be higher than $2500 in today’s money by 2040. “If Australians want continued access to safe, reliable and affordable water in the future, we need to begin a staged approach to reforming the sector now, starting with a new national urban water reform plan,” Mr Davies said. Infrastructure Australia has called for a national urban water reform plan to be rolled out over the next five years, the establishment of an independent national reform body and using incentive payments to drive reform. It has also urged further reforms in the long-term, such as moving to a national regulator and privatising urban water assets. ●

OFFICIAL CASH RATE HOLDS

THE Reserve Bank of Australia has held the official cash rate at 1.5 per cent at its monthly meeting last week. RBA Governor Philip Lowe said the low level of interest rates was continuing to support the Australian economy. “Taking account of the available information, the Board judged that holding the stance of monetary policy unchanged at this meeting would be consistent with sustainable growth in the economy and achieving the inflation target over time,” he said. Century 21 Australasia chairman and owner Charles Tarbey said despite the steady rate, the cash rate could move upwards in 2018. ●

UNDERSTANDING FIRST HOME GRANT BY JACOB MAY, BASE REALTORS THE First Home Owners’ grant is an initiative put forward by the Australian Government to assist in entering the market. The incentives vary from state to state, and I’d like to give you some information on the Queensland First Home Owners Grant and what you are entitled to. Firstly, the amount that you are eligible to receive depends on when your contract to purchase began and to what level of funds you are borrowing. For example: “if you were in a contract to purchase before 1 July, 2016 you would not be eligible for the amount that you are eligible for currently, which is $20,000 (You are not able to replace a previous contract with a new one). The purchase of the property must not exceed $750,000 and the current time frame for access to the $20,000 grant is from 1 July, 2016 to

31 December, 2017.” Secondly, the property you are purchasing whether it’s a house, unit or townhouse is required to be a brand-new home. Either from land that you have purchased to build on or a property that you have purchased direct from the market. Thirdly, you are required to move into your new home within one year of its completion and must live in the dwelling for a period of six months continuously to keep the grant.
